Electric roller shutter for protection, to be secured with the 6 regulatory fasteners. The garden faces a huge cultivated field, and the chirping of birds welcomes you when you wake up. There are no neighbors opposite, so you have complete privacy. The property is not fenced on the field side, so keep an eye on your pets that may run off. The house is in a small residential development, so it is not isolated despite the feeling of being in the countryside. There are neighbors nearby, so NO NOISE IS TOLERATED (loud music, shouting, singing, raised voices, etc.) Only music as a SOFT BACKGROUND SOUND is acceptable outdoors and indoors. Any noise at night from 11 p.m. will immediately trigger the neighbors calling the police. Events for more than 12 people are only possible on the imperative condition that the QUIET OF THE NEIGHBORHOOD is respected day and night. This condition is non-negotiable. Please do not request a booking if you are looking for a place to party. A connected decibel detector alerts me to any noise exceeding acceptable levels, and I intervene immediately. A completely independent studio is located on the grounds, separated by a small fence. I stay there most of the time. The kitchen is fully equipped: an electric oven, a glass-ceramic cooktop and 3 gas burners with a range hood, a microwave, an American fridge with freezer, a dishwasher, a Mellita electric filter coffee maker, a Nespresso coffee machine with classic capsules dishes, water glasses, wine glasses, beer glasses, cocktail glasses, cutlery for a good dozen people, cooking and baking utensils (pans, woks, pots, cast iron grill, couscous pot, pressure cooker, steamer, large air fryer, knives, spatulas, strainers, skimmers, blender, etc.), dish towels. There is a large enamelled cast iron electric plancha (ENO) under the covered terrace. Pets not allowed in the bedrooms. Guest access The whole house is available for your use, except for some private cupboards. The property is enclosed by a high fence wall on the cul-de-sac side, a high hedge with wire fencing on the neighbors' side, a ditch on the field side, and a privacy fence on the private studio side. No fully fenced area for dogs. We share access through the main gate on the cul-de-sac side. Other things to note Check-in from 4 pm. Check-out is until noon, which is very flexible. Any extra time will be subject to an additional charge. An additional 1/2 day can be rented depending on current availability.
