Leat Cottage at Hippys Farm, waterside location

Leat Cottage offers open plan living with views of the surrounding fields. It has a downstairs bedroom and shower room and toilet with level access through the ground floor. Two other bedrooms and a bathroom are upstairs. Downstairs underfloor heating provides year round comfort There is a stream bordering the garden & a small river bordering the front field, if you have children with you please be aware it's not fenced so please supervise them. There is also an area of field for games. The space Leat Cottage is perfectly located to enjoy the rural views whilst relatively close to local tourist attractions, towns and cities. Enjoy days out and come back and relax. The open plan living area is ideal for a sociable holiday, no one gets stuck in the kitchen on their own. It has oak flooring with underfloor heating so is comfortable all year round, you can enjoy winter views from the comfort of the sofa. The downstairs bedroom has a kingsize bed and is accessed from the main living area with no steps. The downstairs toilet and shower room are also on level ground and accessed from the main living area. Please note that the shower is a cubicle style with a small step into it and it is without hand rails within the cubicle. The toilet is a comfort height with a hand rail. The master bedroom upstairs has a kingsize bed and views over fields from another floor to ceiling window. The other upstairs bedroom has twin divan beds. The upstairs Bathroom is accessed from Jack & Jill doors from the bedrooms. Well equipped kitchen, with a hob & oven, microwave, washing machine, fridge and crockery/cutlery for six guests. We built Leat Cottage in 2007 and have been running it as a holiday let ever since. Guest access There is a log cabin that we use as a games room, it has a few outdoor chairs and some garden games for you. You can also access the front part of the field in front of the holiday let with the mown area. Please don't go in the goats fields, for your wellbeing and theirs we give them a private space, they will be happy to meet you at the fence. Other things to note Leat Cottage is hired out as a self catering holiday let, we do provide a welcome pack for your arrival but not breakfast. Check in can be on a Thursday or Friday, during peak season we have a minimum stay of four nights, with the additional weeknights at a lower rate added on if you would like to stay the whole week. For the rest of the year our minimum stay is three nights beginning on a Thursday or Friday. If you do need a different arrival day and it's not high/peak season please message me as sometimes we may be able to accommodate you, however the rate will be calculated as a custom price rather than as you see on the calendar. The lower rates for Tuesdays and Wednesdays are priced as add ons to the minimum three or four night stay of the weekend. Christmas and New year check in days may vary.
