Ryton Grange farmhouse + adjacent barn sleeps 18

grade 2 listed farmhouse in centre of rural village, this combination of the house plus hay barn, has 9 bedrooms to sleep 18 in total each property has kitchen dining and living areas, the main house can sit more than 18 people together. The garden is large and enclosed, a rough and ready games barn with ping pong, snooker and there is gated parking , combines old with new so you can feel history but enjoy modern comforts, eg wood burners and central heating. The space lots of space to relax and spend time with family and friends. If the weather is good, then enjoy the garden, it is self contained with lawns and patio, climbing frame and swings, maybe have a bbq. There is a pub within walking distance . The kitchen dining area in the house can seat over 18 people, the dining area in the barn, up to 12. the lounge area in the house is in 2 rooms, a large living area and smaller snug both with real fire options and tv. The barn has a kitchen dining lounge area as an open plan and a lovely wood burner. All together there are 7 double rooms, one triple single and one single. 2 double bedrooms are ensuite, one in the barn one in the house. the property is historic, the house being grade 2 listed, with wobbly staircases, floors and oak barn is newly converted and has lovely beams and features. outdoor games barn for covered table tennis and pool. Guest access you can access both properties and garden and games barn. some outhouses are not prepared for guests so are not intended for guest use Other things to note no noise after midnight, owner uses an outhouse and occasionally needs to access dogs are allowed they are charged an extra £25 per dog per stay..they must not be allowed on beds or sofas, please dont leave them alone in the property, you must pick up all poos on departure and they must be up to date with flea treatment!! please be aware the main farmhouse is an old part tudor building and despite all our best and professional efforts to clean it perfectly after each stay, it is still likely to have some dust please be aware that this is a very rural property on farmland and surrounded by fields and nature, often mother nature is present in and around the property this could include flies, bees, wasps, nesting birds, field mice and spiders, we do not use chemicals to remove these so please bear this in mind if you do choose to book as we do not refund for acts of mother nature!! this is a 3 to 4 star self catering property, not a five star hotel, there might be imperfections, which we feel are normal features of rural living we have made a feature of the old fashioned quirks but these may not be what you are used to at home.
