46 m², up to 4 guests plus infant, 1st floor. The red flat is our family apartment — the kids bed (85×160) is next to the parents doublebed. There's a charming separate toilet via 3 steps — an old-building feature our little guests always particularly enjoy. Listed heritage walls with designer wallpaper, large living kitchen with sofa bed, fast WiFi and a view of the university. Private parking in the courtyard and bakery in the same building. With a code lock, you check in whenever you like. The space The red flat is our family apartment, and you can tell. The children's bed is in the bedroom right next to the parents' bed — just let us know when booking so we can set it up for you. The double bed (180×200) is a box-spring bed with a pocket-spring mattress and fresh, high-quality bed linen. Right next to it is the children's bed (85×160) — so your child is always within reach at night. Both windows face the entrance of the University of Graz. In the large living kitchen there's a pull-out sofa bed (160×200) that comfortably accommodates two more guests — with a smart TV and also a view of the university. The room is big enough for everyone to sit together at the table. The walls tell a bit of a story here: listed heritage masonry meets designer wallpaper — old-building character with charm, without feeling dusty. Three steps lead up to the separate toilet — an old-building feature that always delights our little guests. The bathroom with shower, hairdryer and washer-dryer combo is separate from it. So there's no need to bring extra laundry from home. Fresh towels, an iron and an ironing board are of course included. The kitchen has everything you need for a longer stay: an oven, a dishwasher, a microwave, and both a capsule and a filter coffee machine. Fast WiFi works throughout the entire apartment. We're happy to provide a highchair or an additional baby cot on request. Right next door is the green flat, with which you share a common hallway that is separate from the main staircase. Also on the first floor is the blue flat — if you're travelling with a larger group, you can book several apartments next to each other. The Sorger bakery and café is in the same building, just one minute away — fresh rolls and good coffee. The large shared garden of the villa is yours to enjoy anytime — for relaxing, reading, or simply soaking up the quiet. Zinzendorfgasse with its restaurants, cafés, student bars and small shops is a three-minute walk away. Public transport is two minutes on foot — bus lines 31 and 63 stop at Uni-Mensa and Uni-ReSoWi. From there you'll reach the main train station or the city centre in just a few minutes. On foot, you can get to the city park and the Botanical Garden in ten minutes and to Graz's historic centre in a quarter of an hour. Graz airport is about 25 minutes away by car. Graz is a UNESCO World Heritage city, a City of Design and a Culinary Capital — and you're staying right in the heart of the villa district, in one of the most beautiful parts of the city. Guest access We don't use keys — which means you can't lose one either. The front door has a fixed code lock; your apartment has a Nuki code lock with a numeric keypad. Before your arrival you'll receive two separate codes by email — one for the front door and one for your apartment. This way you can check in at any time of day or night without waiting for anyone. Check-in from 3:00 PM, check-out by 10:00 AM. Your own secured parking space is in the courtyard — marked with your apartment's colour name. You'll receive detailed driving and entrance instructions with the check-in email. If you're arriving by public transport: From the main train station take bus line 63 directly to Uni-Mensa. From Jakominiplatz take line 31 to Uni-ReSoWi — both stops are just a 2-minute walk from us. If you're arriving by bicycle, there's a bike parking area in the courtyard. Other things to note Both windows of the red flat face faces the street — with the window open, Schubertstraße is audible. The apartment is on the first floor. There are two steps at the house entrance. A wide old wooden staircase with a banister leads up to the first floor. There's a guest registration form on the kitchen table in the apartment — please fill it in and leave it there when you check out. This is a legal requirement in Austria for all overnight guests.
