Property for exclusive use Large villa (500 sq. m.) built in the 70s with a private swimming pool, hosting up to 12 persons with 6 double bedrooms and 7 bathrooms. Guests will find a panoramic garden with tables for outdoor meals, and a barbecue. The farmhouse also has satellite TV, internet, portable air conditioners in all bedrooms, heating and parking. The space Outdoors and swimming pool The villa is immersed in a large private garden (about 500 sq. m.) which consists mostly of lawn, with large cypress trees, flowers and various shrubs as well as some ancient oak trees. Situated in a property of 25 hectares, the villa is on top of a hill with great views, in an uncontaminated location where you can see roe deer, hares and pheasants. The garden is well equipped for outdoor relaxation and meals: there is also a stonework barbecue. A slope leads down from the house to the swimming pool, which is 4 metres by 8 with a depth of 1.5 m, externally paved and complete with sunbeds, shaded gazebo and an outdoor shower. Guests will also find a shaded, furnished area with a table and chairs for peaceful moments and outdoor meals, accessible from the kitchen. Parking within the property. Interior The villa is on three separate levels, internally joined. The white furniture and finishes create a relaxing and elegant mood to the house. The ground floor has a loggia with an armchair area accessible from the entrance, a living room/studio with TV, one double bedroom with armchair area and bathroom with shower, a wardrobe, and access to the panoramic terrace. Four steps lead down to 3 double bedrooms with bathroom with shower, one double bedroom with bathroom with hydromassage bathtub and access to the terrace, one double bedroom with access to a terrace and bathroom with shower. All bedroom windows have mosquito screens and portable air conditioners. Another staircase leads down to a large living/dining room with direct access to the garden, the fireplace (which is purely ornamental), one small bathroom, a storage room, a great kitchen with a large fridge which also makes ice, with direct access to the shaded outdoor area with table and chairs for outdoor breakfasts. Facilities Casa del Dottore has wifi, central heating, portable air conditioners and mosquito screens in every bedroom, baby bed and high chair. Services The price includes bathroom, bedroom and kitchen linen (changed weekly), internet, electricity (air conditioning not included), water and gas (heating not included), baby bed and high chair. Upon request are hired help, typical Tuscan dinners, cookery courses, guided outings and bicycle tours in val d’Orcia. For large groups it's possible to add 2 extra sleeps in one of the bedrooms. Important information The swimming pool is available from June 1st to September 15th. The fixed heating fee is due for the pre-heating of the villa up to 18°. For late check in (after 8pm) there will be a surcharge of 20 Euros.
