Charming, spacious, and peaceful house, ideally located, 7 minutes from Sancerre and Pouilly-sur-Loire and their vineyards, a 5-minute walk from the Canal Latéral à la Loire, and a 5-minute drive from the unspoiled beaches of the Loire. The terrace, which is not overlooked, will allow you to enjoy lunch or dinner in complete tranquility. The bedrooms overlook the terrace; you can sleep with the windows open and wake up to the sound of birdsong! The space On the ground floor, a beautiful 70 m2 kitchen-living room, very well lit by 4 windows and 2 French windows. A beautiful spacious and very bright living room with direct access to the terrace shaded by the linden tree. The bedroom is located upstairs. With a large area and a beautiful volume (very high exposed frame), this room is illuminated by a French window overlooking the countryside. You can easily sleep 3 adults. It has a 140 x 200 bamboo canopy bed (for 2 people) and a 90 x 200 bed (for 1 person). The beds are very comfortable. I provide all bedding: (duvets, pillows, duvet covers, sheets, pillowcases) and towels. The beds are ready for your arrival. If you are allergic and want to use your own sheets, please let me know, so I don't prepare the beds unnecessarily. The toilet and bathroom are independent and located right next to the bedroom. The bathroom also benefits from daylight thanks to a small window, which gives it all its charm. It has a shower cubicle, sink, storage cabinet and washing machine. Simple, but very functional and very clean! On the same floor, there is also the mezzanine in which you have a desk with internet box. Guest access This house is my primary residence. When I rent it, I leave it to you entirely and I go to live elsewhere. Guests therefore have unrestricted access to all the rooms described in the listing as well as the mezzanine located upstairs, in which there is a desk with direct access to the internet box (ethernet or wifi). They also have full access to the courtyard and enclosed parking lot and the shaded terrace in front of the house. However, I reserve the small apartment located at the end of the house in which I put all my personal belongings. When I need to access this apartment, I enter through an exterior door, which forces me to cross the terrace and therefore to pass in front of the house. But I never enter the house! In addition, I always warn my tenants of my visit and remain as discreet as possible.
