This lake house is an angler's dream house, & a great place for a family relax/reunion. -5 beds + 2 sofa beds, comfortably sleep 11 people -Private boat dock w/ fish cleaning table & bright 30k lumen LED for night fishing (record 25" bass) -Gorgeous 0.6Acre backyard w/ lake view -1 central AC & 2-zone mini split AC -WIFI to WFH -streaming TV & movies -A pool table inside & swing in the tree shadow -Fully equipped kitchen & gas grill One of best fishing docks, voted by guests & friends.crazy now The space This is a relatively spacious 3 bedroom mobile home with 1568 sqft, with a huge backyard and a private boat dock on lake Tawakoni. Food and Trash Because this is in a rural area and we see more ants in yards, it is therefore suggested that guests clean the food or trash on floor ASAP. Trash bags are provided for guests' convenience. Please bag all food trash and put them in the dumpster (by the power pole in the front yard) upon check out. The waste management company will come and pick up trash on Tuesdays. Pets Pets are allowed. contact owner prior to booking if you have more than 2 pets. Please note - a $75/pet non-refundable pet fee is required. Please do not leave dogs alone if not caged. Restrictions may apply. WIFI and work from home The internet can support 3-5 computers when working from home. You may turn off TV streaming for best internet speed. The dining table, and outside table are good places to WFH while enjoying the lake view. There is also one computer desk in one of the bedroom to have a quiet environment for meetings. TV and Movies The living room TV is paired with Roku for numerous TV channels and movies and shows on Netflix, YouTube, etc. The master bedroom has Samsung TV for 500+ TV channels, and movies and shows on Netflix, YouTube, etc Please remember to put the remote controllers back to its original location, as it is difficult for us to find them sometimes. Pool table game room Feel free to enjoy the pool table. Boat dock and pier You are welcome to bring your boat during your stay. You may park in this private boat dock, which is pretty safe. The boat dock is equipment with 30000 Lumen LED lights for good night fishing. This Ash Cove bay is one of the best fishing docks on lake Tawakoni. My guests and friends vote my place the best dock fishing after they fished at other docks. There are also swimming stairs for easy access to lake swimming. There is no guard. Swimming is at your own risk. Please watch your kids while on the pier and boat dock. Please do not leave expensive equipment on your boat overnight. Owner is not responsible for any loss or damage. Owner is not responsible for guests' injury neither. Gas grill Gas grill is for free by your normal usage. Please remember to shut off the gas pipeline valve after each usage to avoid gas leakage. Please be cautious about the fire and we are not responsible for any injury caused by the gas grill. If the propane tank is empty, guests can go to the nearby shell gas station or Wal-Mart to exchange a full tank. Take a picture of the receipt, I will reimburse guests. This gas station ((1523 E Quinlan Pkwy, Quinlan, TX 75474)) also has live baits (minnows, etc). Nearby Boat Ramps There are two boat ramps outside the community, on the road 751. Both of them are for free. It will be a two-person job. After launching the boat, one will drive the boat to the boat dock, and another will drive the car home. 1) Duck Cove Public Boat Ramp this one is closer and better. It is preferred when the water level is not too high and it will allow you to pass through the bridge from the bay to the main lake. 2) White Point Causeway Public Boat Ramp this one has a steep boat ramp. It is good when the water level is very high as it will launch the boat to the main lake other than bay. Nearby stores and restaurants There are McDonald, Burger King, Whataburger, gas stations and Walmart on the nearby Quinlan downtown. New Air handler was installed in Dec 2023 to have better heating and cooling, especially with the variable blower motor. A new 2 zone mini split was also installed to have double cooling in the master bedroom and living room. Double cooling means one through central AC vent, and one direct cooling from the wall mount. No Smoking inside the house. Guest access The entire lake house. Other things to note If you are looking for a clean and comfortable place to enjoy the lake (fishing, boating, getting together, etc) with family and friends, you are welcome to book my place. If you are looking for a luxurious home and are picky on the furniture and decoration, do not book my place, and please book a 4-star hotel instead. This is an old manufactured home, not a luxurious modern brick house.
