Downstairs master bedroom

Relax in this master bedroom located in N Austin. The space This rental comes with a master bedroom and a private bath, as well as shared access to the entire 1st floor of the home, including a fully stocked kitchen, laundry facilities, and a home gym. The main guest room has a full sized bed that sleeps up to 2 guests comfortably, and private full bath within the master room. Furnished with TV that has Hulu, Netflix, and Disney, hanging chair. We also have plenty of sheets, pillows, blankets and towels for everyone, as well a queen sized air mattress, available upon request. Check in and check out times are both flexible and easy with notice and smart lock check in, so you and your party are free to come and go whenever you are ready. DOG WARNING: we do have three dogs, people-friendly dogs who shed a lot. As hard as we clean and wash everything and prevent them from entering the master bedroom, there will most likely be some amount of fur on the floor, sheets, pillows, couch, etc. If you are not okay with that, please don't rent with us. Likewise, if you or one of your party is afraid of dogs, please don't rent with us. The pooches are very people friendly and will get excited whenever someone is at the house. This is their home too but we can kennel them with a given ETA in advance. A family does live upstairs so you may hear them time to time and see them in the commen areas throughout the day during wake hours of 7am to 10pm. The gym is used in the morning from 4am to 6am Sun-Wed but there are 5 walls between your room and the garage (where the gym is) and most likely won't hear them as music will not be played without headphones. Guest access Guest are allowed to use anything on the first floor of the house to include the kitchen, laundry room, and home gym in the garage. During your stay Smart lock check in message me on the app or text and call me. Other things to note Quiet hours are from 9pm-7am. Please maintain a quiet noise level especially when entering the house past 9pm. NOTE: Guests must sign an injury liability waiver upon arrival if they wish to utilize our gym area and/or equipment. Guests are not permitted in the upstairs area. There will be a increased cleaning fee for pets (not service related) from $15 to $30.
