The private living area (not shared) includes 50" Samsung smart TV, 200Mb+ Wi-Fi, side table, queen sleeper sofa, and ceiling fan. Watch Samsung free TV or connect to any streaming service using your own account. Private kitchen (not shared) includes new stainless steel refrigerator, stove, oven, and microwave. Kitchen is well-equipped with pots, pans, silverware, dishes, classes, coffee maker, toaster, blender, fire extinguisher, and first aid kit. Private dining area (not shared) converts into a small home office if needed, and can comfortably seat 4 people. Games and books included for entertainment and relaxation. USC campus and Exposition Park is about 1.8 miles (5 mins) away which can be accessed by train or car, and has a farmers market, California Science Center, California African American Museum, Natural History Museum of Los Angeles County, Los Angeles Memorial Coliseum, Banc of California Stadium, EXPO Center, and the Lucas Museum of Narrative Art. USC Village is about 2.4 miles (6 mins) away which has a Trader Joes, Target, Starbucks, and lots of restaurants. Beyond the local neighborhood, commute time is about 10 mins to downtown LA, and less than 20 mins to Santa Monica, Beverly Hills, Cedar Sinai, Hollywood, Dodger Stadium, LAX, and SoFi Stadium. Guest access The home and neighborhood is very safe and the neighbors know each other and are very friendly. You will have 1 reserved, off-street parking spaces on the north side of the house. It is well-lit at night, and we have a motion activated security camera which monitors the area. The other tenant who lives on the north side of the duplex will park next to you - (there is room for 4 cars - 1 for you and 3 for them.). There are 2-3 photos of the parking area shown in the listing as well. There is also plenty of free street parking in the quiet neighborhood available for you or your guests. You will have access to the home with a secure, keyless entry using a keypad, and can use the personal entry code provided to you for the duration of your stay. Other things to note All utilities including Electric, Gas, Water, Sewer, Trash, and High Speed Internet are all included and paid by the owner, valued over $450 per month! Backyard and AC are all shared with the tenant on the other side of the duplex. AC is set to keep temperature between 68-72. Absolutely no parties and no smoking allowed. Guests are welcome during the day, but there will be additional charges for overnight guests as described in the pricing. Government ID and Lease Agreement required for all stays. Packages and mail can be delivered safely to the home. Consumable supplies will not be replenished. No smoking in the unit, and no pets allowed. Assistance animals are welcome.
