The space KITCHEN The enormous sunlit kitchen features a large island with breakfast bar seating, large sink and dishwasher, as well as a large dining table. A separate formal dining room provides additional ample space for entertaining. High chair available for use. The sun-filled room also offers direct access to the backyard patio, with its fire pit, grill, outdoor dining table and lounge furniture. LIVING SPACE The main living space includes a Smart TV with Sonos soundbar, classic Jotul gas fireplace and reading nook. BEDROOMS: - Primary Bedroom: Queen bed with private terrace - Guest Room 1: Double bed + en suite bathroom with clawfoot tub - Guest Room 2: Kids room with two twin beds + crib NOTE: This room features attic-style sloped ceilings, soft floor mats and furniture for small children. Adults should watch their heads when walking into the room. It’s an ideal room for children but an air mattress is also on site if adults need additional sleeping arrangements. Toiletries from Public Goods are provided in all three bathrooms and a washer and dryer are located on main level for your convenience. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings. -If you would like to bring a dog, you must add it to the reservation under the # of guests section upon booking. One dog is allowed per reservation unless otherwise approved by the host (please send us a message). Sorry, we do not allow cats. - Parking shall be allowed solely in the designated parking spaces -There is room for two cars in the spot adjacent to the house - Smoking is not permitted anywhere on the premises - Weapons are strictly prohibited - Please adhere to safety instructions for fireplaces, firepits, etc. - Due to the risk of fire, please do not charge your electric car on the property. - We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm. - Please do not trespass on property boundaries - Ticks, bugs, and wildlife are a regular part of Upstate, NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside. - Tents, yurts, and other camping equipment are prohibited -This house does NOT currently have a backup generator. - You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.
