Rental permit #VHR20-0252 Trout Creek Cabin is the ideal place to stay while in South Lake Tahoe. Nestled in the woods, Trout Creek Cabin is across the way from Trout Creek, where you will find acres of open space. In the winter enjoy private sledding without having to drive anywhere! Enjoy fishing and hiking throughout the seasons. Minutes from the lake, local beaches, shops, casinos, and a short seven minute drive to Heavenly Ski Resort. Our lofted two bedroom cabin is the ideal South Lake getaway for family or a group of friends (maximum guests 6; as per our El Dorado County renters permit.) We offer cozy beds, a welcoming space, newly renovated kitchen and bathrooms, WIFI and a smart tv. The front deck is equipped with a picnic table, BBQ/grill and stow-away cooler. The backyard is enclosed with an additional eating area and a second BBQ/grill. Just across the street is Trout Creek where you can venture out for a hike, sledding in the winter, or a fishing trip with the kids. We are a quick seven minute drive to Heavenly Village, five minutes to the lake and shopping areas, and no more than 10 minutes to the casinos. We take this pandemic and Covid very seriously. We are following all the CDC and Airbnb’s cleaning and sanitation guidelines. We want our guests to feel safe and comfortable in our COVID-free, pet-free home. Guests have free range of the home, backyard (inclusive of winter and summer toys located in the back near stairs/fence) front porch, washer dryer and patio grills. Our guests can reach us anytime through the airbnb app or via email/phone once booked. The Black Bart - Trout Creek area is great because it’s conveniently located between Highway 50 and Pioneer Trail, which is right in the middle of town. The cabin is close to the Y and to Stateline. You're in the middle of everything yet removed from the crowds. The neighborhood is friendly and quiet and there's lots of space and privacy. Shuttles to the ski resorts can be caught about 1 mile down the road on highway 50. You can park up to four cars on the property. Due to strict rules laid out by El Dorado county, street parking is prohibited. Uber is available throughout South Lake Tahoe. If you’re considering a perfect getaway this is your place! However, we have some house rules that should be read and understood prior to booking our cabin. RENTAL AGREEMENT RULES This cabin is privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises. The Cabin owners are not responsible for the loss of personal belongings or valuables of the guest. While we will do our best to return items found, when notified by the guest or housekeeper, we are not responsible. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise, People other than those in the Guest party set forth in our Airbnb agreement may not stay overnight on the property. Any other person in/on the property is the sole responsibility of the Guest. Staying past your reservation is considered trespassing. DEPARTURE / CHECK OUT PROCEDURES Check IN is at 4pm Check OUT is at 10am Load and start dishwasher Place trash in bear proof box outside Turn heat thermostat to 55 Turn off lights Lock doors and return key to lock box 1 SMOKING / vaping is NOT allowed inside the cabin, if you smoke outside please DO NOT litter our front or back yard with butts. Please dispose of butts accordingly. Also, do note we are always on fire watch please do not flick butts as it could spark a fire. Any butts found littered on the property will result in a $250 fine that will be collected through AirBNB 2 PETS are NOT allowed. While we love pets we cannot have them in our home. Our family is severely allergic to animals. Our cleaning team has been trained to seek out traces of pet dander and animal residue in order to keep our guests and our family safe 3 PARKING—Parking is limited to 5 vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is NOT permitted during snow conditions. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 4 NOISE—Please respect our neighbors. Quiet time is 10pm to 8am. At all times guests shall refrain from loud inappropriate language. Do NOT play loud music, create noise that can be heard at property line or engage in disorderly conduct. Consider how you would want visitors to act in your mother’s home. 5 OCCUPANCY— Overnight Maximum is 6 people. 6 GARBAGE—- Garbage pickup day is early Friday morning. Bears and other wildlife can be attracted to garbage and we care about your safety. All garbage MUST be placed in the bear box never to be left outside unless it is in the bear box/resistant container. A VIOLATION OF TERMS 1—6 MAY RESULT IMMEDIATE EVICTION. Should an eviction be necessary there will be no refund of any money. Any eviction cost will be paid by Guest, as well as additional charges. Keep the property and all furnishings in good order. If something breaks please let us know so we can replace it for the next guest. If furniture or an appliance breaks let us know immediately so we can look to repair and file a claim with Airbnb should it be necessary. Only use appliances for their intended use. Only use dishwasher soap for the dishwasher and laundry soap for the washing machine. The humidifier on the living room side of the kitchen island is not in use. There is NO A/C only fans and screen doors for a cross breeze. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. There is a washer / dryer for your use, in addition to 2 laundry pods and dryer sheets. We suggest you bring beach towels. We do not permit towels or linens to be taken off site. Mid stay cleaning is available however this must be scheduled in advance for an additional fee. Fireplace: The fireplace is turned off from June 1 thru August 31. It is operated by the black box behind the pine cone near the fireplace, it turns on by turning on the small switch on the side. Please do not try to pull it from the wires. Water and Sewer: DO NOT FLUSH feminine products or wipes of any kind, at any time. If it is found that feminine products have been flushed and clog the sewer system. You will be charged damages of up to $1,000.00. If you take a shower while doing laundry or running the dishwasher there will be a shortage of hot water. Same if two people are taking a shower in each bathroom at the same time. You will then have to wait at least 30 minutes before the hot water will come back. STORMS/FIRE: If there is a storm or a fire, no refunds will be given. The only time a refund will be issued in the case of a storm or fire is: The state or local authorities order mandatory evacuations in a storm/fire warning area of residence of a vacationing Guest. The day that authorities order a mandatory evacuation order in a storm/fire area, we will refund: ● Any unused portion of rent from a Guest currently registered ● Any advance rents collected or deposited for a reservation that is scheduled to arrive during a mandatory evacuation order. Mountain roads can be curvy, steep and icy. Therefore, we highly recommend four wheel drive and/or snow chains during the winter months. We DO NOT refund due to road conditions. Chains and/or 4 wheel drive are required to get in and out of the basin during snowy conditions. NO FIRES ALLOWED ON THE PROPERTY! SOUTH LAKE TAHOE RESTRICTIONS: ● Area rangers strictly enforce all Vacation Rental ordinances (parking, noise violations, camping, etc). If a citation is received, the guest will be responsible for paying both guest and owner citations, up to $2000. ● To avoid citations, follow all community and house rules as outlined in this Welcome Book and observe quite hours between 10pm and 8am with a MAXIMUM number of guests at 6. ● Please note: you must only park in designated spaces (paved driveway). Vehicles are not allowed to park on the street. ● Camping on the property is not allowed. FIRES ARE NOT ALLOWED ON THE PROPERTY! Thank you for reviewing our terms.
