The space The house is a fully updated single level home, with a large open living space and a modern kitchen. The sunroom has a glass faced woodstove, and is excellent for afternoon sunny activities and seating larger groups. Large master suite, and comfortable beds in all rooms. Full laundry room, large ROKU smart tv, and sound system. Bluetooth speaker for outdoor play, chess and board games. This is an allergy free home - no scents or pets for your comfort. Amazing firepit and hot tub outside, two patios with seating areas, one of which is covered for weather. River is right out back - the sound at night is so relaxing! Guest access The land you have access to is the 25 acres between the road, bridge, farm and the river. The guests have access to all property structures except the garages and barns. The firepit, hot tub, ancient orchard, and river are all yours! The driveway is nice and flat, and has ample parking. Setback from the road is deep for your privacy. Other things to note Pets are never allowed in this house, due to the health and safety needs of our family. There is a lovely dog spa just down the road we are happy to refer you to. It is listed as a house rule, and airbnb allows immediate cancellation of reservations for breaking of house rules. We maintain the home to fairly hypoallergenic standards with HEPA air purifiers, unscented soaps and cleansers. We don't want anything to come between you and your ability to enjoy your holiday! We also have the highest speed internet available up here, so if you must work, you can do so. We do have exterior security cameras, in the eaves on four corners of the house and one at the door. It is in a remote area, and if you are self-checking in, it allows us the peace of mind knowing that you got in easily and without issue! There are no children under 12 in the hot tub according to NYS Department of Health rules. Thank you!
