With its expansive ocean views, this spacious home is perfect for hosting large groups. **Recent renovations include the kitchen and an additional lanai upstairs.** There are A/C units in every bedroom for your comfort. On the main floor of the home, there is a large lanai with a pool, jacuzzi, outdoor eating area and a fire pit with lounge area. Inside, on the main floor, you will find a **newly renovated** kitchen, large eating area, living room area, and the mother-in-law suite. The M-I-L suite consists of a separate king bedroom and an additional private living room space with twin-over-twin bunk beds and ocean view. Upstairs, there are 4 additional bedrooms (master bedroom - ocean view with a single king bed with a private indoor jacuzzi, another ocean view bedroom with a single king bed, ocean view bedroom single queen beds, and an ocean view bedroom with double queen beds) along with a bonus room, which has a full-over-queen bunk bed. The additional single king bed has a large walk-in closet which can be used as a nursery and is where the crib is located. The master bedroom, king bedroom, single queen bedroom, and double queen bedroom all access a **newly extended** lanai, which boasts expansive 180 degree ocean views and overlooks the pool area. 500 MB per second internet Wi-Fi mesh system for expanded coverage throughout the property. Whole house is accessible to registered, paying guests. I am available for questions and we have an on island concierge service included with your stay. The two best beaches in Kona are both only a 5 minute drive! Magic Sands is the best for boogie boarding and Kahalu’u beach park is the best snorkeling beach in Kona. Downtown Kona is only a 7 minute drive from the house as well! Downtown Kona is a short car ride away in less than 10 minutes and one of the best beaches, Magic Sands, is only about 7 minutes by car. During most check-ins, you will be greeted by our property manager, Ron. He will answer any questions you have about the home and will verify that the number of guests that you have staying at the property matches what is on your reservation. CSA and Trip Guard provide the best rates and coverage if you want to buy travel insurance. Check-In: Check-in is at 4pm. Early check-in may be permitted if there is not a guest checking out on the same day and the house is ready. Early check-in must be pre-arranged with owner/property manager. The additional fees for early check-in are $100 for 2pm check-in, $200 for 12 pm check-in, $300 for 10 am check-in. Check-Out: Check-out must occur no later than 11am on check out day. Late check-out may be permitted if there are no new guests arriving the same day. Late check-out must be pre-arranged with owner/property manager. The additional fees for late check-out are $100 for 12pm check-out, $200 for 2pm check-out, $300 for 4:00 pm check-out, $400 for 6pm check-out, and $500 for 8:00 pm check-out. Before departing, remove all trash, place it in plastic garbage bags in proper outside garbage cans, and leave the home tidy and orderly. Maximum Occupancy: Only the individuals specifically registered on the booking shall occupy the premise at any time. Children are counted in the total of the occupancy. Over occupancy is a material violation of this vacation lease agreement. Further, pursuant to new laws for Short Term Vacation Rentals on the island of Hawaii, no more than 16 persons shall be on the property at any given time. Door code: Prior to your arrival, guests will be contacted by the property manager, Ron Rumley. He will arrange check-in to the property and supply all information needed. Household Supplies: Owners will provide only an initial supply of hand soap, dishwashing detergent, laundry detergent, paper towels, toilet paper, and garbage bags. Not included: daily maid service, household supplies, lei greetings, baggage handling, food, liquor, personal items, and laundry service, although there are 2 washers and 2 dryers in the home for your use. Children: All children shall be supervised at all times. Severe injury and death can result from failure to properly supervise children. Guests alone are responsible for child safety. House parties: There shall not be “house parties” on the premises. There shall never be more than the number of guests in the reservation on the premises at any time without prior notice. Any violations or noise complaints will result in a cancellation of the remainder of your reservation. Disturbances: The premise shall not be used in such a manner as to generate noise (including loud music), which will disturb neighbors, nor will neighbors be harassed or bothered in any way. Absolute quiet begins at 9 pm through 8 am daily No smoking: Smoking is strictly prohibited within the home, on the lanai, and in the pool area. Pets: Pets of any kind are NOT allowed anywhere on the premises. Vehicles: No more than (2) vehicles shall be parked on the premises at any time, unless pre-arranged with owner/property manager. Alterations: No alterations shall be made to the premises, nor locks installed anywhere. Wear & Tear: renters agree to maintain the premises in the same condition as when received and will not allow any waste, misuse, or neglect. Should any waste, misuse or neglect occur on the leased premises, it will be the sole responsibility of the renter. Cleanliness: That the premises shall be kept in a clean, healthy and safe condition, with no unsafe or unsanitary conditions. That no junk or garbage will be allowed to accumulate on or near the premises. Care share be taken not to damage the sofa seat cushions with wet or soiled clothing or swimsuits. Beach towels provided shall be placed on all cushions to prevent soiling from suntan oils. Bugs: Hawaii is a warm tropical island, and insects are common. We treat the house regularly, and encourage our guests to keep food sealed or in the refrigerator, and empty the trash daily. Upon request, we can provide additional spraying. Insects are an unavoidable part of the environment, so we do not offer refunds because of the presence of insects. Furnishings: renters agree not to move or alter any of the furnishings and shall use them only for the purposes intended. Renters shall be solely responsible for replacement value for any damage or destruction to furnishings on the leased premises. Repairs: That should any repairs be necessary, the owner or the designated property manager will be notified as soon as possible. Failure of A System, Appliance or Amenity: In the event the premises sustains a failure of a system, amenity or appliance – including but not limited to water, sewer, electrical, mechanical, or structure system, spa, electronic or entertainment equipment or service neither the Owner, their employees, agents, or contractors, or property managers shall be liable to renter in damages and no refunds will be given for such failures. However, the owner, upon being notified of any malfunction will make a reasonable effort to promptly repair or replace the failed system or advertised equipment. The salt air from the ocean inflicts tremendous strain on systems, equipment, and appliances. This coupled with the difficulty of getting parts to this remote island can be time consuming and frustrating. Renter understands and accepts the fact this property is leased for its tropical appeal and not its modern convenience, and therefore some systems, amenities and appliances and may not be fully functional at all times and it may be unreasonably difficult or impossible to get malfunctioning system, amenity, or appliance operating within the lease period. Renter's Personal Property: Renter's personal property and effects are the Renter’s sole responsibility thought the tenancy. Owner’s insurance will not cover renter's personal property and renter agrees to carry his/her own insurance on such property and personal effects. All personal property of the renter on said premises shall remain his sole responsibility and risk, and the owner and agent shall not be liable for any damages to, or loss of such personal property arising from any acts or negligence of any other person, nor from the leaking of the roof, or from bursting, leaking or overflowing of water, sewer, or from plumbing fixtures, or from the handling of electrical wires or fixtures. Renter expressly agrees to hold the owner and agent harmless in all such cause and events. Site Conditions and Noise: Renter shall not be liable for events beyond their control which may interfere with renter's occupancy, such as acts of God, acts of governmental agencies, fire, strikes, war, inclement weather and construction noise from nearby sites. Insurance: Renter agrees that Owner shall not be liable for travel disruptions, renter's personal property or illness or injury. Renter is strongly encouraged to purchase a Vacation Insurance Policy. Right of Property: The owner, his agents or representatives shall have the right to enter (after 24 hours notice) the premises during reasonable hours to inspect, make alterations and or repairs, or to provide maintenance, as owner may deem appropriate. Owner acknowledges that routine care taking and grounds maintenance may occur periodically during the lease period. Pursuant to newly enacted laws pertaining to Short Term Vacation Rentals, a rental agreement will be required to be signed prior to staying on the premises acknowledging compliance with certain requirements.
