All occupants must be 25+. Maximum 3 people total. Large furnished studio condo within St. Thomas Square Resort. The resort has extensive amenities and is in a great location on the main strip. It has a large closet, kitchen, TV, Roku, AC, WiFi and balcony. Newly updated in Feb. 2022. The resort is on the bay lagoon and about a block from the closest public beach access point. It's close to restaurants, bars, clubs, activities, Walmart, etc. Click "read more" below, and flip through the 40+ pix. ***Please note, there are some scuffs on the shower surround. A guest used something abrasive that caused damage. It’s purely cosmetic but may be an eye sore until fixed in April 2024. Nightly rates have been discounted accordingly. BOOKING: All occupants need to be registered with management, so contact information, guest names and ages will need to be provided after booking, before check in. Children of all ages count towards the max occupancy of 3. All occupants must be 25+, with the exception of parents with children. This is per Condo Association Bylaws and must be adhered to in order to maintain our rental license. UNIT: Third floor studio condo with a kitchen, one bathroom, and balcony facing the ocean (the view is obstructed). Has a queen memory foam bed and twin pillow top bed, night stands, dresser, sitting chair, TV, Roku, WiFi, kitchen stocked with basic kitchenware, drip coffee maker, toaster, sink, stove/oven, fridge/freezer, microwave, ceiling fan, dining table, large walk-in closet, large bathroom with a full shower/tub, toilet and double sink. No dishwasher, so have to hand wash any kitchenware you use. PROVIDED: One parking pass is provided that must be returned prior to check out (otherwise there's a $30 security fee). If you have a second vehicle, there's a paid public parking lot 1 mile away. We provide one hand soap, one kitchen towel, one trash bag, one roll of toilet paper and one small shampoo to get you through your first night. We provide one basic bath towel and one wash cloth per guest. One basic queen sheet set, two pillows and one queen bedspread provided on the main bed. One twin sheet set, one pillow and one twin bedspread provided on the second bed. No linen exchange service or daily housekeeping. Please do not use our bath towels as beach/pool towels. RESORT: Located directly on the Lagoon and has a private dock for fishing and docking a boat (first come, first serve, and there is a docking fee and boat registration process). Only one block away from the beach across the street. Has a pool (not heated), clubhouse, 2 lighted tennis courts, 1 pickle ball court, shuffleboard, barbecue, outdoor dining and lounge areas, and secure gated parking lot. Elevator and stairs available. Luggage cart available on first come, first serve basis. Conveniently located right above retail space so simply walk downstairs for restaurants, winery, coffee, convenience store, etc. Across the street from the famous Ms. Newby's bar, and within one block of restaurants, ice cream, gas, convenience stores, go-carts, rides, attractions and more. Walmart is approximately one mile away. The resort is in a great location, on the Thomas Drive strip. ADMIN ITEMS: Check in is 4pm Central. Check out is 10am. Unauthorized access outside these times is trespassing, which is illegal. The resort has security cameras in the general areas. Leave the unit like you found it. Let me know of any missing or damaged items prior to check out so I can get them replaced for the next guest. Leave the parking pass on the table before you leave, to avoid a security fee. Respect the property and neighbors. No smoking in the unit (smoking allowed on the balcony with the door closed). No pets (service animals allowed per the ADA, but no ESA's). No parties (the unit has noise monitors to monitor sound levels, but they do not record audio). Entrance protected by Ring. Once I see your booking, I will message you, asking for the required information to register you with the resort. Once provided, I'll send the check-in instructions. Your door code will be sent via text message right before the 4pm check-in time. I'll touch base with you or stop by your first night or two to make sure all is well. Please report any issues DURING your stay so we have an opportunity to resolve them, rather than waiting to let us know on a review. Airbnb message is the best and fastest way to reach me. I live nearby and often visit my friend that is in a neighboring unit, so sometimes I stop by to make sure all is well. Panama City Beach has Uber, Lyft, taxis and buses. Car, moped, bicycle, motorcycle and other rentals are available nearby. The area is pretty walkable since everything you need is within one mile. -Please bring any extra linens, pillows, towels, and bathroom items you may need. -Not following house or resort rules may result in expulsion without refund. Guests may be required to show photo ID for age verification. -A cleaning company cleans, launders, and restocks the unit after each guest, and we perform a deep cleaning quarterly. -Early check in and/or late check out cannot be guaranteed since it depends on the cleaning lady's schedule.
