But the details below might impact whether you truly wanted to make a reservation with us, and YOU ARE RESPONSIBLE FOR READING THIS and asking questions before asking/agreeing to book. - Reservations are almost always in week long increments with check in on Fri/Sat/Sun. - Just because our listing shows availability, this doesn't mean we have a unit. A simple explanation/example is: If you ask for days 17 to 24, we might have days 11 to 18 and days 18 to 25 but since this is two separate reservations, our calendar can correctly show availability yet we can't provide the 7 night stay you want. We might be able to provide your stay with a 7 night plus a 1 night reservation, or two 7 night reservations, but not have a single reservation of 7 nights. A more complex answer can be summarized by saying timeshare owner reservations and ownership are traditionally in week long increments where the owners make their reservations a year in advance. When you ask to travel, we normally provide whatever reservations are left and also search the owner reservation system just in case (which is one way we can provide additional nights). But the closer to your travel dates, the fewer reservations we will have available. - ALSO, similar to above, we might have reservations for days 17 to 24 and 22 to 29. If you ask for days 19 to 28, we might fulfill your trip with two reservations which overlap. This means you will definitely change units during your stay. - ALSO if you ask for any dates other than a week long reservation arriving on Fri/Sat/Sun and we can provide it, you might have to change units during your stay. This is because you will have more than one reservation with the timeshare resort. Changing units is rare, very rare as long as the unit type is the same and the dates are concurrent (the reservation dates do not overlap - there is only the end date of the first reservation which is the same date as the beginning date of the second reservation), but it does happen. THE ONLY TIME WE WILL ASK YOUR CONCURRENCE before finalizing a booking is when you want to book a week long reservation with arrival Fri/Sat/Sun and we have to use more than one timeshare resort reservation for your dates, OR if the unit types will be different. - Reservations for longer than 7 nights will have more than one resort reservation. - Reservations for fewer than 7 nights have a higher nightly rate than shown in this listing - Reservations for length of stay other than in 7 night increments also have higher nightly rates - Reservation requests for check-in or check-out other than Fri/Sat/Sun also have higher nightly rates and will almost always have more than 1 resort reservation. We pay our owners at time of booking and thus we use the Airbnb strict cancellation policy. For any known event such as Covid, the standard Airbnb cancellation rules apply. This is a timeshare owner reservation. You are under no obligation to attend any sales activity :) PLEASE NOTE for most dates, due to high reservation demand, owners almost always pre-reserve units a year in advance where the reservation is 7 nights long with check-in on Saturday. If you desire check-in and/or check-out Mon thru Thur, we can coordinate any available additional reservation for the nights which are in addition to the 7 night reservation. HOWEVER the rate for additional reservation MAY be at a substantially higher nightly rate than shown for this listing. ALSO if you request a stay which is fewer than 7 nights, there will be times when the only way to provide a unit is via a pre-reserved 7 night reservation. THIS IS A VIEW GUARANTEED UNIT - as specified in the title. HOWEVER your actual unit will not be known until you check in. While you will receive the view type as specified by the resort, not all views are equal to our photos. Some units have inferior views but AS DEFINED BY THE RESORT the unit type meets the criterion defined by the resort for this view type. Check in at this resort in the same way you do any hotel / resort. Full guest privileges at this resort. - The resort WILL REQUIRE your government ID / passport to have the same name as what we provide to them (it's OK to omit your middle name/initial), and more than one Airbnb policy necessitates we require your Airbnb name be the same as that on your ID. If the named guest is under the age of 21, the resort will not allow you to check in, and you will not receive a refund! . We are available by phone, text, WA, email, and of course Airbnb messaging! - The timeshare resort staff will provide all your on-site support! We will provide your Resort confirmation after your booking is complete on Airbnb. You will probably not be asked for your resort confirmation because you check in based on your name. All check-in formalities will be taken care of by professional Staff at the resort. . Car Rental Recommended if you prefer self-guided tours to entire island. Taxi Service also available. ADDITIONAL FEES - In addition to what you pay via Airbnb, the resort may charge additional fees. As of 12/27/2023 all Hawaii timeshare resorts are required to collect daily HI timeshare transient fees directly from all persons staying as guests of owner reservations, in addition to any occupancy taxes and GET already collected. Sometimes we provide units via non owner bookings where the resort might about $35/day. - unless mentioned in our Airbnb message to you, parking, wifi, etc are complimentary. Valet parking is about $25/day. NOTE Your reservation with us doesn't include complimentary daily housekeeping, although some services are complimentary: - Bring fresh towels and/or linens to your unit, you do the work, $0 (free), although you should wash such items in the in unit washer and dryer. Other housekeeping services are available for a fee: - Replace linens and towels, they do the work - Tidy clean, which is mostly trash, vacuum, start dishwasher, NO linens/towels - Clean entire unit, includes fresh towels and linens, trash removal. UNIT ASSIGNMENT AND CHECK-IN - We will provide your Resort confirmation after your booking is complete on Airbnb. You will probably not be asked for your resort confirmation because you check in based on your name HOWEVER your reservation will be immediately verifiable on Marriott's website once we provide it to you, and by the specific resort about 30 days prior to your arrival. - All check-in formalities will be taken care of by professional Staff at the resort. - Arrive and check in in a very similar manner as when you arrive at any hotel resort! * This timeshare resort will NOT tell ANYONE their villa assignment until arrival. - This timeshare resort REQUIRES a credit card security deposit, SEPARATE from any deposit Airbnb holds. - Images shown may differ from the actual room/view but all villas are maintained in a uniform manner and are decorated similarly. - Since your reservation is via an owner, and not the hotel (which costs a lot more money), daily housekeeping is additional and payable locally. While you are not responsible for cleaning prior to check-out, any guest who damages anything or fails to maintain a standard level of cleanliness will be charged for said negligence. .
