The cosy sitting areas are perfect for unwinding with a book or enjoying a glass of wine by the fire. Sleeping Arrangements can now offer sleeping up to 11. Please email me because the family room can sleep 4 plus 1 child, it’s not a huge room. 1 bedroom King Bed, en-suite dressing room with bath 1 bedroom double bed Family room/chilrens room. 1 double sofa bed (under the loft space) 1 double bed in loft space (low head space). 1 child bed upto age 8. Child bed can be placed in any room. Down stairs spare dining room has a small double Jay-be bed, hanging area for clothes, adjacent to down stairs bathroom. From 1st of June until 30th September the 8 birth bell tent is available. £40 per person is charged to cover additional bedding, blowing up beds, cleaning and set up. Fair Pricing Structure Our base rate includes up to 2 guests. Additional guests are charged a small extra nightly fee. This helps fairly cover the increased cleaning time, fresh bed linen and preparation required for larger groups. This ensures couples aren’t paying the same rate as a full-house booking, while bigger groups enjoy everything prepared to the highest standard. Hot Tub Experience Guests can enjoy exclusive use of our large 8-person hot tub throughout their stay for a £100 preparation and maintenance fee. This covers full cleaning, fresh water, heating and preparation prior to arrival, ensuring the hot tub is perfectly ready for you to relax and unwind. The heart of the home is the well-equipped kitchen, where you’ll find everything you need for home cooking, from cookware and crockery to modern appliances. We also provide teas, coffees, and a selection of treats to get you started. Step outside and you’ll discover private gardens and quiet corners, perfect for morning coffee or evening drinks. A lock box is provided for flexible self check-in. • Housekeeping Daily housekeeping is not included, though a mid-week freshen up (linen change and light refresh) can be arranged on request.
