Located just over two miles from the historic market town of Jedburgh, this four-bedroom, two-bathroom home has been extensively renovated and features a striking interior scheme by a renowned local designer. This single storey house has a flowing layout that combines the practical zones you’d want from a rural home – including a bright wood-panelled access porch with ample space to offload coats and boots after a day’s adventures – alongside a wonderful open-plan living space with large windows that frame the far-reaching views over the surrounding countryside. Featuring a mid-century-modern sideboard and a large L-shaped sofa for cosy evenings watching a movie together, the seating area also has an inset electric fire for instant warmth on chillier days. Sliding glazed doors open from the dining area onto a patio, creating a seamless indoor-outdoor flow, and the house sits within a large and enclosed lawned garden, making this ideal for families with younger children. Cream Shaker-style cabinetry and timber worktops keep the mood airy and bright in the kitchen, and there’s a breakfast bar where you can perch with a morning cuppa and take in the views through the sliding doors. Jedburgh is only a short drive away and offers independent cafes and shops to browse within the historic Market Place and Canongate, and there’s a lovely riverside walk along the banks of the Jed Water, starting from Jedburgh Abbey, one of four great abbeys established in the Scottish Borders in the 12th century. If you feel like a bigger challenge, you’re also close to the St Cuthbert's Way, which is one of the most scenic and varied long-distance walking routes in the UK, so you can stride out for miles before returning for a hot bath and a relaxed evening back at Overthickside. Outdoor furniture with extendable table and chairs, and a separate picnic bench. A brick barbecue is available (charcoal not supplied). Secure storage for bikes and outdoor kit may be possible on request only. PARKING Ample private parking on the gravelled drive to the front of the property. ELECTRIC VEHICLE CHARGING For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. DOGS One dog is welcome at Overthickside Cottage at a cost of £20. A further dog may be considered on request, subject to details. Dogs are not permitted on the furniture or in the bedrooms. GUEST AMENITIES All bed linens and towels are included. Duvets and pillows are duck down - alternative options may be available on request - please enquire. Hand soaps and shower/bath wash are provided. Hairdryers are available in each bedroom. WI-FI & MOBILE COVERAGE Wi-Fi is available. Mobile reception is generally good. HEATING Gas (LPG) central heating throughout the property with radiators which are thermostatically controlled. Electric fire in the sitting room. Wood burning stove in the games room/snug (initial basket of logs supplied). Underfloor heating in the bathrooms along with heated towel rails. GUEST PRIVACY The property is detached and sits in a large garden. There is a large barn (occasional use) and a further property at the end of the drive off the main access road - both in separate ownership.
