A big lovely ground floor, quiet and sunny room with a piano and garden view. Healthy breakfast (muesli, natural yoghurt, fruit, toast). Free parking (available on request), dedicated bathroom with all essentials, shared kitchen. Peaceful garden to relax in or for al fresco dining if the sun is shining! Bus stop close by with regular buses to the city centre (15 mins) or 30-50 minute walk to most tourist attractions - Edinburgh Castle, Arthur's Seat, Greyfriars Kirk etc. The space Converted townhouse ground and garden level flat in a conservation area. Although the accommodation is on the ground floor there are 8 steps up from the front garden and 5 steps down to the back. The piano room is located to the rear of the property facing south west and overlooking the back garden. The property is on a good bus route and the bus stops are just a minutes walk away. Pianists are welcome to play the piano until 9pm. It has a padded cover to protect it and can be played without removing the cover. The piano is tuned regularly. Remember to bring your music :~) Our garden is so quiet it is easy to forget we are within walking distance of the city centre. You are welcome to enjoy this space. We will provide a continental breakfast with muesli, natural yoghurt, fruit and toast. If you are lucky we might have eggs to share as we have family with chickens! There are tea and coffee making facilities in the room and in the kitchen which you can help yourself to. Guest access Guests can use the kitchen and the back garden. The dedicated bathroom is a few steps from your bedroom. You might bump into us during the day but not at night as our bedrooms are at the other side of the property. During your stay I will be available to offer assistance whenever you need it whether it be helping with transport or recommending restaurants. We are happy to chat or to let you have your own space. If you are travelling on your own and need a friendly person to show you around I can do that. We have lovely local quiet walks with the best views of the city which I would also be happy to share. Other things to note Edinburgh is great place to visit but it can also be very busy. If you need somewhere quiet to escape to at the end of the day and maybe to relax at the piano or in a garden then this room would suit you well. ** Edinburgh’s new 5% visitor levy has been included in all advertised prices for bookings from 24th July 2026.
