Deck and backyard are completely private with 6' fencing. Only shared space is at the kayak ramp at the seawall. INSIDE ... 🛌 Enjoy a charming king bed and 3 singles aimed for individual comfort. *Both bedrooms have wall-mounted TVs and a closet with small dresser, hangers, shelf, hamper and luggage rack. 👩‍🍳 You'll love our charming kitchen with retro fridge, a coffee spot and corner seating. Plenty of essentials to cook an easy meal. A new stackable washer and dryer located in kitchen for easy use. Has a convenient speed cycle! Colorful and funky describe our unique full bath with plenty of storage, grab bar and hooks for towels. 😎OUTSIDE You will enjoy relaxing on one of our sun loungers or going for an adventure on one of our kayaks. Maybe fishing is more your thing so grab one of our poles and catch a bass or red fish. Have a cookout on our large deck featuring 2 loungers, an outside sink, gas grill and a large picnic table with umbrella. We are close to all the local activities... Hunter Springs Park, Homosassa Springs state park, Fort Island Beach, Bicentennial Pool Park, fishing charters, manatee tours, biking trails, air boating etc.. KAYAKERS We recommend water shoes and life jackets are provided. You can find a map in the "additional photos" to assist with navigation. You will love visiting a piece of old Florida at this perfect spot in Crystal River. 😎 Guest access Guests will have access to all spaces inside the cottage and backyard within their fenced in area. Guests will also have access the kayak ramp and launch. Guests will have access to neighborhood for walking or riding bikes. Other things to note SAFTEY There is one step up to get into the house, a big "step-up" into the tub and big "step-down" out of the tub (a grab bar to assist but not to bear full weight is in place), and a step down off of the deck. Please be mindful of the seawall. At low tide it can be a 6' or more drop off. CHILDREN MUST BE SUPERVISED AT ALL TIMES IN THE BACKYARD. * We do not recommend swimming in the canal. Although many visitors to Crystal River swim in Kings Bay and the surrounding springs, alligators in our canal are a possibility. SWIM AT YOUR OWN RISK. If a guest chooses to swim in our canal, it is at your own risk of injury or death. DO NOT FEED WILDLIFE AS THIS MAY ENCOURAGE THEM TO BE AGGRESSIVE. SMOKING AND VAPING IS ONLY ALLOWED OUTDOORS. NO MARIJUANA USE ALLOWED on this property! Please see house rules for more details. PET RULES 1. Please DO NOT allow your pet to sleep in our human beds. It is impossible to get pet hair completely out of the sheets. 2. Please do not allow your pet to roam into your neighbor's yard. Use a leash if needed. 3. Please pick up after your pet's mess in the yard. We love our furry friends so help us make it a positive experience for everyone. Thank you! BOATING AND KAYAK DISCLAIMER All guests who bring or rent a boat and/or bring, rent or use property's kayaks are at the risk of the guest. The property's owners are not liable for any accidents, injuries, or damages incurred while using the above listed recreation water vehicles. Guests must comply with all local boating laws and regulations. Any damages caused by boats/kayaks to the property or third parties are the sole responsibility of the guest. ADDITIONAL AMENITIES DISCLAIMER which includes but not limited to kayak ramp, floating dock, wood burning fire pit, gas grill, fishing poles and appliances. Property owners' goal is to keep every amenity up to date in its proper working condition, but it is possible issues may arise without the knowledge of the owner/host. With this in mind, we expect each guest to use all products on property with common sense and caution. We expect every guest to notify host if you have a concern or notice a misfunction with any amenity on the property. Owner/host is not responsible for injuries or accidents while these items are in use by guest. Cameras We use 2 motion activated video cameras on the outside of the house. One is in the back pointing out towards the yard and the other is near the front door pointing out towards the street. Our main reasons for this is to ensure safety of our guests and be aware of any illegal activity. It also allows us to be aware that all house services such as garbage, lawn etc.. is being maintained properly. CLEANING Our continuous goal is to keep our property clean as a whistle so each guest feels safe and comfortable at every check-in. We have the best team that implements a rigorous routine of disinfecting the space in order for you to feel right at home. Being that our property is pet-friendly, we also take additional steps after each furry friends' stay, however, we cannot 100% guarantee some evidence will not be present that a pet has been there. If your have extreme allergies to pets, our property may not be best suited for you. PEST CONTROL Well, this is Florida and controlling unwanted bugs is always challenging. This home is cared for and managed by a professional pest control company on a quarterly basis. We do our best to keep doors and windows closed to keep unwanted pests outside! However, we cannot guarantee you will not encounter a curious creature during your stay. Keeping food cleaned up inside and out is definitely the best thing you can do to help us in this area
