If you're looking for peace, tranquility and the MOST gorgeous views of the Rappahannock River from (almost) EVERY room in the house, then welcome to your clean and (somewhat) newly built little slice of heaven! The Happy Hippie Cottage LLC has a magical air of peace that hits you from the moment you come around the final bend to the private property where the cottage resides. As you step out of the car and take in your first breath of crisp, clean, country air, your worries will melt away. The space The Happy Hippie Cottage LLC is UNBELIEVABLY close to the river. The perfect place to fish (from the front yard itself), kayak, paddleboard, play a game of cornhole or ladder toss, enjoy a fire in the fire pit, dine on a meal under the shaded picnic table cooked on the outdoor propane grill, WATCH FOR DOLPHINS, birdwatch (we love to watch our resident ospreys, especially when the babies are born!), lounge on the outdoor couch or play a board game or the Xbox on rainy days - ALL awaits you at the Happy Hippie Cottage LLC! (Please note, some last-minute changes may occur based on previous renters.) We offer early check-ins whenever possible, however we do NOT offer late checkouts (it is too difficult to coordinate with our maintenance crews). Early check-ins are less likely during our busy summer season. We will notify you as soon as we can about the ability to offer an early check-in but it likely will not be until a day or so before your reservation. Our home is only able to accommodate 6 guests per the Essex County laws regarding short term rentals. Guest access Guests are renting an entire home and property. Other things to note ***All renters MUST complete and return The Happy Hippie Cottage LLC's lease (contents of our lease can be found at the bottom of this page). This will be sent to you close to the time of your reservation. Please return the completed document within 48 hours of receipt (unless your reservation falls in less than this amount of time, in which case it must be returned prior to your check-in time). Failure to do so may result in cancellation of your reservation without further notice.*** ***RETURNING GUESTS: The trundle bed underneath the daybed in the back bedroom is no longer available for use due to property damage in the past. The back bedroom has 1 queen bed and 1 twin bed ONLY, effective January 1st, 2024.*** The boat ramp, docks and piers surrounding the property are privately owned. Use of any of these properties or approaching the property owners to ask to use them is COMPLETELY PROHIBITED and will result in immediate termination of your lease. You will be required to vacate the property immediately and you will not receive ANY refunds at all, including your security deposit. No exceptions. Housebroken pets who travel well are permitted, but pets cannot be left unattended unless they're crated. There is a non-refundable $25 pet cleaning fee per pet per stay, with a maximum of 3 pets allowed. This fee does not cover damage incurred by our furry guests, including stains and odors. Guests are 100% responsible for additional cleaning fees and damages incurred by your furbabies. Please do not be dishonest about the number of guests you have or whether or not you're bringing pets; we have security cameras and do check for accuracy. Jellyfish start appearing mid-summer and stay around until the fall. If you get stung by a jellyfish, baking soda, vinegar and meat tenderizer have been said to help lessen the sting. Use condiments at your own risk. We grant early check-ins whenever possible, but we do not allow for late checkouts. We will let you know close to the time of your arrival date if we can accommodate an early check-in.
