This listing is for one unit at my quad-plex, located directly across the street from both Patrick Air Force Base and the Atlantic Ocean! There are other units available and we offer multiple configurations to accommodate our guests' varied needs. Please ask about group availability! Pricing for this unit is based on Occupancy by 2 guests. Additional guests and/ or pets incur additional charges and must be counted on your reservation. Please take the time to read my listing completely! General Layout + Amenities: Unit B is an Efficiency Studio with 1 regular Full Bed and 1 Queen Murphy Bed. The room has a smart tv, air conditioning, ceiling fans, and portable radiators for those rare, chilly nights. There is 1 bathroom with a shower, toilet and sink. The dining area has a round dining table with seating for 4. The kitchen has granite countertops, a mini-fridge w/ freezer, dishwasher, hot plate, microwave, toaster, Keurig K-Cup coffee maker. There is an assortment of mixing bowls, pots and pans. You will find coffee mugs, small and large beverage glasses, wine glasses, silverware and dishware. Some cooking utensils and kitchen/ steak knives and a grill utensil set are provided as well. We also provide complimentary bath towels, hand towels, laundry detergent, dryer sheets, dishwasher detergent, eco-friendly cleaning spray, disinfectant spray, disinfectant wipes, paper towels and toilet paper. Along with our in-depth Guidebook, we offer a complimentary Welcome Kit containing travel-sized Bar Soap, Shampoo, Conditioner, Lotion, and Hand Sanitizer. Tech: High Speed 1 Gig WiFi is available throughout the property Smart tv's registered on our Netflix and/ or Amazon Prime accounts. You may use those services or login to your own streaming accounts. There is no basic cable service. Electronic keypad Locks for entry doors. Each unit has its own Sentry Safe The Grounds: The back patio is spacious and great for entertaining. There is a grand dining table that seats 10, as well as other dining and lounging options. Feel free to relax in the lounges and cook with the bbq grill. The front patios also have 2 bbq grills and multiple dining sets. The front storage area has a small shed containing beach gear for your use: chairs, coolers, umbrellas, some boogie boards and other toys. Guests are free to enjoy all outdoor areas except for the storage shed in the rear. Our private parking lot holds a total of 6 vehicles for all 4 apartments. Guests traveling with more than one vehicle, oversized vehicles, or any type of trailer attachment must get prior approval. There are 2 sets of laundry machines here. You are welcome to use them along with the laundry pods and dryer sheets provided. Smoking is permitted outside only! There are numerous ashtrays around the grounds for you to use. Checkin is after 4pm. Checkout is by 10am. Early checkins/ late checkouts may be possible with advance notice. If we are able to accommodate your request there is a $20/hr surcharge. Absent communication with and confirmation from one of us, the checkin and checkout times are firm. If you fail to checkout on time you will incur the surcharge. This is due to our cleaning staff being scheduled in advance and requiring 24hr notice for changes to that schedule. Pet Policy: We are pet friendly and welcome guests traveling with them on a case-by-case basis. You must disclose the number and type of pets you wish to bring for approval before booking. You are responsible for their care and picking up after them. They may not be left alone for long periods of time, nor left outside in your absence. Guests with pets are subject to a surcharge of $50/ pet/ week. This isn't a punishment! We love pets, but the reality is that they add to the general wear and tear. This fee does not cover any damage they may cause. Guests with pets must pay a $250 Pet Security Deposit for up to 2 pets - additional pets would incur an additional deposit. This is necessary because pet damage is specifically excluded from Airbnb's rules pertaining to Security Deposits and the Host Guarantee. This Pet Security Deposit is not blanket coverage for pet damage. If your pet causes damages that exceeds this amount you agree to be fully responsible for the costs of repairs. The Pet Security Deposit as well as the Pet Fee is collected through Airbnb's Resolution Center after a booking is confirmed. Doing so in this manner prevents any additional taxes or fees being assessed on top of our specific fee. The Pet Fee is non-refundable. The Pet Security Deposit will be refunded through the Resolution Center upon satisfactory inspection post-check out. Cleaning in a Covid World: We have always done our best to clean thoroughly in between guests. We have added additional measures to ensure you arrive in a clean, sanitized environment. We clean and sanitize all door knobs, kitchen cabinets/ drawers, window blind pulls, window handles, fan blades, and seating. All barware, cutlery, utensils, silverware, pots and pans are run through the dishwasher between each guest. Futon covers are removed and washed in between guests. Bed linens, mattress protectors and pillow protectors are removed and washed in between guests. Additional linen sets are stored in each unit in vacuum-sealed bags to ensure they remain fresh and sanitary. Guests have access and free use of the entire grounds, with the exception of my workshop/ tool shed. I split my time between my house in the area and my apartment in NYC. I'm social, friendly, and happy to have a chat if we happen to run into each other while I'm working around the grounds, yet I won't take any offense if you prefer to keep to yourselves. This neighborhood is about as Beachside as you get. There are cute shops and great restaurants down A1A. Patrick Air Force Base is across the street to the North and the beach is right across the street to the East. Drive or bike.
