Impeccably renovated, comfortable, family-oriented traditional shingle house is in a quiet, established neighborhood perfect for walks or bike rides. No events, no parties, no smoking Impeccably renovated and comfortable, this family-oriented traditional shingle house is in a quiet, established neighborhood on an ambling 1-mile circle perfect for walks or bike rides. Five min. drive from some of the best restaurants, shopping and kids' activities in the Hamptons (Bridgehampton Village). The home is in the perfect location for central Hamptons: Five minutes' drive from Water Mill and Bridgehampton Villages; ten minutes from Southampton and Sag Harbor; 15 minutes from East Hampton. Kid friendly, designer-decorated home in prime location just 5 min. drive or pedal from the most popular Southampton's best family beaches (Mecox, Flying Point, and Ocean Rd in Bridgehampton)! The property offers a peaceful one block from Mecox Bay, gorgeous sunsets, and peaceful waterfront scenery. The house comes with state-of-the-art smart technology for indoor-outdoor living, featuring a heated saltwater pool, decorated outdoor deck, full private outdoor shower off the downstairs MBR, and propane grill with outdoor dining patio (seats 8). ; chef's kitchen, lovely grounds and pool, bluestone terraces, secret garden and 5 minutes to ocean. Home layout: Downstairs, the primary MBR suite spills open to the outdoors and private outdoor shower via a pair of French doors. Separated, on the other side of the first floor, is a spacious, very sunny fully renovated kitchen; family room / dining room, and a sunny living room with TV and double French doors linking two outdoor terraces. Upstairs, there are three bedrooms. In addition to the self-contained MBR suite, there is a room with twin kids’ beds (bunk beds) and 2 closets; this room shares a bathroom (bathtub / shower), with the fourth bedroom: a queen bed on a corner exposure, with french doors overlooking a patio and the outdoors. Bed Configuration 2 Kings, 1 Full, 2 Twins Fireplace is decorative and we do not list the fireplace for use as an amenity. Hello, and thank you for your interest! We have basic rules in place to be sure that your stay at our home is mutually satisfying. Please review them, and let us know if you have any questions or concerns. The house is our home, and we enjoy hosting like-minded people who will make beautiful memories here while treating it, and our belongings, with respect. PETS If you choose to book with your pet, we generally allow dogs, but all requests are reviewed on a case-by-case basis and must be approved in writing. Pet fees will be applied based on size of animal and duration of stay, and they'll range from $100 to $250. ADDITIONAL GUESTS We have a per-person, per-night fee of $100 when occupancy exceeds 2 people. When booking, please enter in the correct number of guests to receive accurate pricing. The guest number can be altered at any time if anything changes -- however, we must have the correct number of paid people on the lease. VISITORS: We have a no visitor policy in a majority of our circumstances. We are reasonable hosts, however, we prefer you not to invite guests over to stop by for any reason. We will gladly provide a recommendation of our favorite local establishments. Failure to comply can result in a termination of the lease. CHECK-IN We have an easy process for check-in and check-out. We aim to provide a 4pm check-in. Unfortunately, we can't accommodate early check-ins as we have the home deep cleaned after each stay. If, for some reason, your check-in is delayed, we will communicate this delay to you as soon as we know of it, but we are not responsible for any troubles it may cause you. Additionally, we do not accept deliveries on your behalf, and if you have anything delivered before your check-in, it will be rejected. Please see additional disclosures about deliveries elsewhere in this listing. CHECK-OUT Check-out is at 12pm sharp! Guests must vacate the premises no later than noon on the day ending the lease term. If guests hold over in occupancy of the premises after the expiration of the term, the guests shall become a tenant at sufferance only, at a rental rate of $6,000 per day, and otherwise subject to the terms and conditions of this lease, so far as applicable, and shall be liable for all damages sustained by the landlord on account of such holding over including lost profits. COMMUNICATION Communication is extremely important to us! Please be in touch with us during your stay, and please be responsive if we reach out to you. Communicate all needs and requests, and we will do our best to help you in a timely manner. We generally want to be reasonable, but prefer to operate in our zone of guidelines. We want to re-emphasize the following: 1) We do not allow events or parties (including, but not limited to, bachelor or bachelorette parties). We do not allow photo shoots. This is a very strict policy, with no exceptions. Any false statements will terminate the lease. 2) Please be sure the exact number of people you intend to sleep at the home is the exact number of people you booked in the system. Please note that the house has an outside security camera doorbell for its protection. We are reasonable and happy to approve practical requests, and we encourage you to communicate with us during your stay. However, trying to cover or alter the device will result in immediate termination of the lease, and no refunds will be granted. 3) We have a no-entertainment policy. This includes, but is not limited to: chefs, music coordinators, DJs, party planners, or any other person considered a hired guest. There can be no dinners, lunches, cocktail parties, baby or bridal showers, events, photos shoots, or anything else that may be considered an event with invited guests. We are renting the house to you and your family for your own comfort and personal enjoyment, and we are explicitly not marketing it as an event space. 4) We do not allow balloons or signs at the home. There can be no delivery of any items permitted, with the exception of food delivery. We do not allow yoga instructors or massage therapists — or any other professional services. Again, there can be no photo shoots or any social media photo shoots, and no productions for film, television, or similar media. Guests cannot move any furniture or beds. Beer pong is not allowed, nor are any similar juvenile games. Diving or rough pool play is not allowed. Fireworks are not allowed. Drones are not allowed -- nor is anything else that can be launched into the sky. Karaoke machines are not allowed. 5) No pets are allowed without knowledge and approval (see our pet policy above). Our pet fees range from $100 to $250, and varies based on the size of the pet and the duration of the stay. 6) Smoking is not permitted anywhere on the property, including on driveways and on the outdoor grounds. Vaping is not allowed, and drugs are not allowed. 7) Please refrain from making loud noises, indoors or outdoors. No portable loud speakers or amplifiers are allowed. 8) Please be mindful of the furniture and fixtures; and, above all, please respect the home and keep it in pristine condition. OUTDOOR FURNITURE We provide basic outdoor furniture for your personal enjoyment. Please note that the outdoor furniture comes as-is and the furniture could be subject to pollen, leaves, sticks and debris from the surrounding vegetation. While we will provide for its upkeep on a best-efforts basis, we are not liable for your dissatisfaction if the condition of the furniture is not up to your personal standards. We note that during the winter season, there could be snow; during the fall, there could be leaves; during the spring and summer, the furniture could experience heavy pollen dustings. We consider this standard for outdoor furniture in our climate and vegetative surroundings. OUTDOOR GROUNDS We have weekly lawn service. We don't know its exact schedule, but we assure you that when the team arrives, they will work as quickly as possible. While we have weekly lawn service, we are not responsible for any natural and organic debris that could fall on the yard between these services. These items include, but are not limited to: sticks, leaves, pollen, or anything else that is considered natural. If you have any questions or concerns, please let us know right away. Additionally, our landscaper could spray organic fertilizer on the lawn. We do not know their spray schedule. Please understand that our community has a lot of natural vegetation, and some items are out of our control; however, we will do our best to ensure you are happy. POOL Pool Access is limited to the seasonal dates of May 15th to September 15th. In other words, the pool is a meant for seasonal use and the pool is closed and not accessible outside of the dates provided above. Pool heat will be provided at our cost between Memorial Day and Labor Day. We do not offer pool heat in the rain. Additionally, please note that if the pool is open a day or 2 prior to May 15th and/or between May 15th to Memorial Day, while we do not offer pool heat at our cost, pool heat can be provided for an additional fee of $250 per day. The same applies from Labor Day to September 15th, and after. (if the pool is open a day or two after this date. We do not guarantee that the pool will be at your preferred temperature upon arrival. Additionally, the pool could take hours to reach your preferred temperature based on a number of climate factors. The pool is serviced weekly, however, the host is not responsible for any organic debris (leaves, sticks or anything considered natural) that could fall into the pool between the weekly service. We do provide a pool skimmer and the tenant has permission to use the pool skimmer at any time during their stay. Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool area or in the pool. No shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage caused to the pool during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals or children. The pool is serviced and chemically treated weekly. The surrounding patio and deck may be slippery when wet. TRASH The home has weekly trash pick-up service. While we have weekly service, we are not responsible if the bin is full between services and consider this ordinary use. Additionally, we are not liable for any inconvenience if the trash is full or its odor is strong. Please refer to the house manual for further instruction on how to dispose of trash. INSECTS Please note that the home is regularly serviced for pest control. We are not liable for your health issues and phobias and consider, ants, insects, ticks and any other natural specimen as ordinary for this area. While we will always make best efforts, we would like to remind guests that mosquitos, ants, bees, and any other insects or animals are a part of the area and not a refection of the home's cleanliness. GRILL We provide an outdoor BBQ grill for your enjoyment. The grill may have food particles stuck to the grill surface. We are not liable for any food particles stuck to the grill, but we provide grilling tools and cleaning materials if you like to clean the top of the grill. Please refer to the house manual for further instruction on how to use the grill. SUPPLIES The home is maintained very well and we do our best to be sure all necessities are stored in the house. However, if we are missing some items, please let us know and we will do our best efforts to replenish these items. If we are out of paper towels, toilet products, shampoos, conditioners, or anything else you may consider a necessity, we are not liable for your inconvenience and we will not grant any cancellations or discounts as a result of this inconvenience. ADDITIONAL DISCLOSURES The tenants bear all responsibility for their guests and family members. We are not liable, nor is it an excuse to ask for a discount or cancellation of the lease, for any phobias, fears, sprained ankles, splinters, cuts, bee stings, mosquito bites, tick bites, insect bites, bat bites, allergic reactions, pool injuries, falls, or any other such incidents. If there is there is any damage that necessitates urgent repairs that need to be performed due to any cause (including, but not limited to: acts of God, tenant irresponsibility, or equipment failure), the tenant will not be compensated for the disruption. In addition, the tenant will grant access to any professionals summoned to the property to fix and/or resolve the issue(s). CONDITION AND USE OF PROPERTY The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases. RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly. LEGAL / LIABILITY WAIVER By booking you acknowledge that you and all members of your group have read, understand, and agree to the below liability waiver. You understand that swimming is at your own risk. You accept full responsibility for any bodily injury arising from swimming and hold the property owners harmless. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owners for accidents or claims arising. All guests in your group acknowledge and agree that they have read and understood this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host/Owners. I wont be there in person, however, I am always here to help. Please not that there is a virtual doorbell for home protection and security. This device can be used to be sure what was stated as your trip is in compliance upon check in and other times during your stay. IMPORTANT: The exact number of people have to be registered on the system. As an example. Even if the house maximum is 10, if you book for 2 people: ONLY 2 people have access. - We use our home year round and hope you will treat it as your own. Some personal effects will remain in the house. - Our house manager is available for any problems or requests. - It is important that all guests respect the one-way street delineation of our neighborhood road. Five minute drive to the Jitney (bus) and LIRR (Bridgehampton station) stops. 3 car maximum in the driveway. No heavy/frequent Uber use Most important items: 1) Communicate the number of people and book the correct number of people through AirBnB. 2) No Parties, No Smoking, No Drugs, No Vaping, No loud music 3) Communicate all needs and I will help you 4) Please respect the home as if it was yours - We have a shoeless home 5) Watch and be mindful of the furniture 6) Please Keep the home in order and tidy please 7) No Loud noise 8) No pets permitted without approved before booking 9) No professional services permitted at the home 10) No Deliveries or packages permitted.
