This is a private three bedroom two bath entire home located in the heart of Keene Valley minutes from many of the most popular Adirondack hiking trails. We are less than a half hour from Whiteface Mountain and less than an hour from Gore Mountain for downhill skiiing. The entire single family home is yours and yours alone. No part of the home is shared and it is not subdivided like so many other Airbnbs may be. This is the perfect place for family gatherings. We aim to provide a high-end vacation rental where our guests can relax and enjoy themselves in a fully equipped house without any interruptions. We understand the importance of having a comfortable place to retreat to away from home. Every guest is treated like family and this is your home. We go above and beyond to ensure you have a wonderful stay and a desire to return in the future. We hope you will enjoy our modern amenities while tucked away in nature. Below are the complimentary amenities you will appreciate during your stay so you can have a relaxing and easy stay. • Fully equipped kitchen with brand new appliances including refrigerator, stove, microwave, and coffee maker (includes coffee, condiments, cooking essentials and some snacks) • Washer and dryer • Body care products • Cleaning supplies (our professional cleaning crew will have the home fully disinfected for your stay) • 120MBPS fiber-optic Wi-Fi • Flat screen Smart TV • Dishwasher • Outdoor space with fire pit • Pet-friendly w/ pre-approval and fee • Charcoal grill and BBQ tools • Picnic area The home can easily sleep 6 people or more. Please read carefully through the sleeping arrangements which are as follows: Bedroom 1: Queen bed Bedroom 2: full bed Bedroom 3: two twin beds Living room: two couches All beds are elevated off the ground (no mattresses on the floor like some other places) and all linen, blankets, etc are high quality, high thread count. All pillows, except for decorative ones, are high quality goose feather or otherwise firm. Each bed comes with a minimum of four pillows. All linen, towels, etc. are provided freshly laundered. Each guest gets their own towel. There are bathrooms with full showers on both levels of the home. The backyard is on a full acre with access to a brook that feeds into the renowned East Branch of the Ausable River. On a clear day, you have views of the Adirondack Range and Mt. Marcy. The kitchen is a full kitchen with all appliances, silverware, utensils, cookware, bakeware, condiments, etc provided. There is a washer and dryer and dishwasher for your convenience. Parking is free and easy in the driveway. Guest access Guests have private access to the entire home. No part of this property is shared with anyone. ID REQUIRED Guests are given access to the home only after providing a valid drivers license or government issued ID through the Airbnb messenger platform. All adult guests are required to provide ID. This is required for compliance with town ordinances for short term rental homes. CAMERAS We have two active audio and video recording cameras on the property. This is for your safety and ours. The cameras monitor points of entry and are located as follows: (1) externally at the front door facing the driveway; (2) at the back deck facing the backyard doors. If you have any concerns about the cameras, please ask. We are happy to answer any questions that you may have. Other things to note DISCOUNTS: weekly, monthly and couples package discounts available! This home was built in 1918. It was originally a guide house. We have updated and renovated the bathrooms, a lot of the lighting, etc. to modernize it. However, it remains an older home with sloped ceilings in bedrooms, older windows and no air conditioning. We do provide multiple fans for guest comfort and no one has yet complained about it being too hot in the summer. The price does reflect the age of the home. PETS We are pet friendly for responsible pet owners with approval. Pets may be allowed provided the following: 1) you do not leave your dog in the home unattended (cats are fine to leave alone) 2) all poop is double bagged and removed from the property (including all lawns and yard) and placed in the large garbage bins outside 3) you bring your own towels or blankets or some sort of furniture cover and place them on the couches and any furniture that your pet will go on or be sure to keep your pet off of furniture (many of the clothe chairs and couches are new and pet hair clings to them and future guests may be allergic) 4) if you have a cat, we ask that you bring your own scratch post and be cautious to make sure that your cat doesn’t scratch up our furniture 5) if you are okay with all of the above, the pet fee is $150 per pet per stay. We charge the pet fees to address additional cleaning that will be necessary for future guests that may be allergic as we do our best to eliminate all pet hair. The $50 per pet per night fee is separate from and ADDITIONAL to any cleaning fee charged. You will get a resolution request for the pet fee, specific to your number of pets and number of nights. Please be aware that if you are a guest that is allergic, since we are pet friendly, there is no way to gaurantee that an earlier guest’s pet presence is completely eliminated. We are happy to disclose if and when we last had a pet and the type, if you’d like to know for allergy concerns. KIDS Although we are child friendly, this house is not childproof. Please monitor children at all times. There are some pieces of furniture that could potentially be knocked over and cause harm if not careful. The cabinets do not have locks. By reserving your stay in our home, you agree that you understand this home is not childproof and we will not be held liable for any injury. Children under the age of 18 are not to be left unattended in the home at any time. ID REQUIRED BEFORE CHECK IN You will get a code for the front door. This is only provided upon receipt of your drivers license or government issued ID. Your name must match the name on the reservation. Tampering with or disabling the cameras will result in immediate cancellation of your reservation without a refund and a fine of $500 in addition to complete loss of reservation payment. HOUSE RULE VIOLATIONS Violating the house rules, not checking out timely at 10am, smoking, leaving cigarette butts anywhere on the grounds of the property, having unauthorized guests and any other house rule violation will result in a $500 penalty as well as any additional actual expenses related to damage, cleaning, etc.
