Charming 1 bedroom/1 bathroom first floor villa located within the Hilton Head Beach and Tennis Resort! Steps to the beach! Unit updated in April 2023, see description below! Recently updated! Charming 1 bedroom/1 bathroom first floor villa located in building A in the Hilton Head Beach and Tennis Resort! Steps to the beach!! The space is 540 square feet that sleeps 6 (4 adults + 2 children). This villa was refreshed in April 2023! The entire unit was repainted, cabinets refinished, new sleeper sofa and chair. Coffee bar, new 43 inch smart tv in the bedroom. New Tommy Bahama Beach chairs! New Cleaning Service in October 2023! Note - Daily housekeeping service is not provided. You will be provided with starter supplies such as toilet paper, paper towels, dish soap, body wash, shampoo, etc. Ground coffee and filters are provided. K-cups are not provided. Kitchen: Stainless steel appliances, fully equipped with pots, pans and baking ware, sandwich press, mixer, and plenty of dinnerware for a group of 6. (Does not have a dishwasher). Living room: Queen size sleeper sofa with memory foam mattress. Swivel chair and 2 bean bag chairs for extra seating. Large wall mounted SMART TV and dvd player (dvds in coffee area bin). High speed wifi included! Eating area: 2 bar stools under the TV, 2 bar stools in the kitchen island. Coffee/wine bar area: Single serve Keurig coffee maker and a Mr. Coffee maker if you need a full pot. Wine glasses, wine and bottle opener. Bedroom: Queen size bed with SMART tv, side tables, 5 drawer dresser, closet with hangers and extra bedding, laundry hamper, fan, and mirror. Other Sleeping area: - 2 captains bunks - sleeps 2 children - Luxurious queen size air mattress - sleeps 2, (located under the bunk beds) Beach Needs: - 6 beach towels (Provided April through October) - 6-8 beach chairs - Sand toys - Cooler with wheels Parking: 1 parking pass is included with each booking. If you require more than 1 parking pass, please let us know. There is a $35 charge for each additional parking pass. Pets: Hilton Head Beach and Tennis has a strict no pet policy. Any pets brought into the resort will result in a $250 per day fine from the resort that you will be responsible for. Please let us know if you or any of your guests require any special accommodations. The Resort: Hilton Head Beach and Tennis Club has many features including: Beach access, Poolside bar/restaurant, ce Cream Stand (seasonal), Large outdoor pool, Kiddie pool, 2 restaurants inside the conference center, Lighted tennis, Pickleball courts, Fitness center, Bicycle rentals, 24 hour gated security, Beach volleyball, Playground, Basketball court, Picnic areas with charcoal grills, FREE seasonal trolley pickup from resort through the island Hilton Head island offers over 30 golf courses, 300 tennis courts, 250 restaurants, 120 miles of bike paths and 17 miles of sandy beaches. Property managed by Crowe's Crabbyshack, LLC RENTAL RULES AND AGREEMENT USE RESTRICTIONS: Property is not to be used for parties in or around the rental property, or in any common areas or facilities, or for gatherings beyond the Rental Party registered. Primary Guest must be at least 18 years old. Maximum occupancy is limited to 6 guests. Proof of Primary Guests age as demonstrated by a valid driver’s license, passport or other government-issued photo identification may be required. If it is discovered that the Primary Guest fails to meet this minimum age requirement, Rental Party, and all guests, will be evicted immediately and all payments made by any Primary Guests will be immediately forfeited. The person(s) signing the contract must be present during the rental period. People other than those in the Rental Party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above. Keep the property and all furnishings in good order. Only use appliances for their intended uses. ARRIVAL time is 4:00 pm EST | DEPARTURE time is 10:00 am EST. If the home is ready before 4:00 pm, you may be allowed to check in early. We will advise you if your unit is ready early. Do not enter your rental early without permission. Because we need ample time to prepare the home for the next rental, late check-outs are not permitted. Additional penalties may include, without limitation, additional daily or nightly rental fees and/or loss of revenue incurred due to the Rental Property not being available for the next group of guests. We do ask that if you plan to leave prior to your scheduled departure date, that you notify us. Pets: Hilton Head Beach and Tennis Resort has a strict no pet policy. Any pets brought into the resort will result in a $250 per day fine from the resort that you will be responsible for. In addition, you will be required to pay an extra cleaning fee. NO ILLEGAL ACTS: Guest and Rental Party, will comply with all statutes, ordinances, and requirements of all municipal, state and federal authorities and all Hilton Beach and Tennis Resort rules and regulations regarding the use of the property. The rental property shall be treated with respect and consideration. Please be aware that some neighbors to this home are renters and some are permanent residents. We ask that the peace and privacy of any of the neighbors to this home be respected at all times. Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. Any violations of the above stated policy could result in eviction from the premises without notice and without refund of any deposits or rents. ASSIGNMENT OR SUBLETTING: Guest will not assign this agreement or sublet any portion of the property Smoking: Smoking is NOT allowed anywhere in the unit including on the balcony, this includes e-cigarettes and vaping. If there is evidence of smoking, the damage deposit will be retained. Candles: The burning of candles or incense is strictly prohibited. Balcony : Bicycles cannot be stored on the balcony. In addition, towels cannot be hung over the balcony railings. Pools: All Children must be accompanied by an adult at the pool. Children under the age of 3 must wear swim diapers. There is no smoking at the pool. Grilling is only allowed in designated areas. Grilling is not allowed on the balconies. Parking: Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Housekeeping: There is no daily housekeeping service. While linens and bath tare included in the unit, daily maid service is not included in the rental rate. Beach Towels have been provided. We do not permit linens to be taken from the units. The cost for any linens that are damaged or removed from the unit will be taken out of the security deposit. Garbage: Any garbage must be stowed in the proper garbage receptacles. Water and Sewer: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the plumbing, you could be charged for the damage caused. Storms: If there is a storm or hurricane, no refunds will be given unless: The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. Homeowner will have the right to enter the premises (a) in case of an emergency, (b) to make necessary or agreed repairs, alterations, improvements, supply necessary or agreed services, show the premises to prospective or actual buyers, tenants, workers or contractors, (c) when renter has abandoned or left the premises or (d) when eviction is necessary due to breach of contract. In the case of (b), entry may only be made during normal business hours and with prior notice to Guest. In the case of (d), Rental Party must vacate the rental property within 60 minutes of the notification of eviction. If Rental Party is present when Homeowner arrives, up to 60 minutes will be allotted to immediately remove all personal property and exit the rental property. If Rental Party is not present or personal property is not removed within 60 minutes, Homeowner will photograph, inventory and store said property. Charges in excess of the eviction fee may apply if items are required to be removed by the agent. BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: Crowe’s Crabbyshack, LLC and its members do not assume any liability for the loss, theft, damage or injury (or death) to Guests, their property, or anyone on the premises in connection with Guests' rental under this Agreement. Guests agree to indemnify and hold Crowe’s Crabbyshack, LLC and it members harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest’s use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss Agreement – By booking this reservation you are attesting that you have read and agree to all terms and conditions outlined in the "Rental Rules and Agreement."
