Looking for an oasis in a beautiful, wooded Smoky Mountain setting? OUTLOOK OASIS is your answer! Nestled in the beautiful Alpine Mountain Village Resort you and your family can experience the tranquility of nature while being only minutes away from countless family activities in Pigeon Forge and Gatlinburg. This cabin is a perfect place to take your family and make some memories that will truly last a lifetime! Outlook Oasis is in a private development called Alpine Mountain Village which is within easy access of major Pigeon Forge attractions and is easily accessible. The village has two private pools that are available to our cabin guests during the summer months. There is also a wedding chapel in the village. The cabin has an entertainment area on the lower floor that includes theater seats, a large screen TV, a BlueRay player, an XBOX One gaming center, a pool table and a video gaming console. We have several movies that you can watch along with several XBOX One games that you can play. In addition to the large screen TV in the theater area, there are TV's in each room and one in the living room. The couches in the upstairs living room and the downstairs theater room are sleeper sofas with memory foam mattresses. Guests will have full access to the entire cabin. Information on how to unlock the cabin will be sent about 1 week prior to arrival. We live within an hours drive of the cabin if specific assistance is needed. We also have access to local help to address issues that may arise. Outlook Oasis is in a private development called Alpine Mountain Village which is less than a mile off of the main parkway through Pigeon Forge. The cabin is easily accessible and within easy access of major Pigeon Forge attractions. The village has two private pools that are available to our cabin guests during the summer months. There is also a wedding chapel in the village for those who may want to plan a simple Smoky Mountain wedding. The cabin is on a culdesac and is easily accessible. Parking is limited to 3 vehicles. Vehicles are to be parked in allotted space in front of the cabin. Parking on the road is not permitted. No trail bikes, recreational vehicles, motor homes, motor coaches, campers, trailers, boats, boat trailers or similar vehicles are allowed. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. There is additional parking at the front of the village entrance. By booking this property you are accepting the requirements in the Short Term Rental Agreement below: SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between Paul and Carla Sadler (Owners of the Outlook Oasis cabin) and short term rental guests at the cabin upon booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is a cabin located at: 3207 Outlook Way, Pigeon Forge, TN The cabin is furnished, and includes all amenities defined on the rental web platform (i.e., VRBO or AirBnB). 2. Rental Party: The rental party shall consist of the Guest and those in their party up to a maximum of 8 persons. The person renting the cabin must be 25 years or older. 3. Term of the Lease. The lease begins at 4 p.m. on the check-in date and ends at 11 a.m. on the check-out date. 4. Rental Rules: The Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by these same rules at all times while at the property. 5. Access: Guest shall allow Homeowner or their representatives access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 6. Refundable Security Deposit or Damage Insurance -Any refundable security deposit shall be released for refund within 7 days of the Checkout Date provided no deductions are made due to: i. damage to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. any other cost incurred by Homeowner due to Guest’s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. 7. Cancellation Policy: If Guest wishes to cancel his/her reservation, any refundable deposit and rental costs will be refunded as defined by the refund policy defined on the rental web platform. 8. Insurance: We encourage all renters to purchase traveler insurance. Exhibit A RENTAL RULES 1. Smoking is NOT allowed inside the cabin. Smoking is allowed outside only. Ash trays are available on the balconies. 2. People other than those in the booked Guest party may not stay overnight in the property. Any other person on the property is the sole responsibility of Guest. 3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest either during their stay or from accidentally leaving their possessions at the premises. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. 4. Community Pool: The cabin is situated in Alpine Mountain Village which is managed by a Property Owners Association (POA). The POA manages 2 pools that are available to the Guests staying in our cabin during the time of year when the pools are open (typically Memorial Day to Labor Day but could be slightly different). Guests must follow all requirements posted at the cabin or pool associated with using the pools. 5. Keep the property and all furnishings in good order 6. Only use appliances for their intended uses 7. Pets are NOT allowed. 8. Parking: Parking is limited to 3 vehicles. Vehicles are to be parked in allotted space in front of the cabin. Parking on the road is not permitted. No trail bikes, recreational vehicles, motor homes, motor coaches, campers, trailers, boats, boat trailers or similar vehicles are allowed. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels if you intend to use the community pools. We do not permit towels or linens to be taken from the units. 10. Hot Tub: Children should never be allowed into the hot tub without adult supervision. Children should not be allowed in the hot tub until they can stand on the bottom and have their head remain completely out of the water. Children who are big enough to be in the hot tub should not use it for more than five minutes at a time, especially at the maximum temperature of 104 degrees. When using the hot tub, remember there is a certain health risk associated with using a hot tub. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in the hot tub prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you will be charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm. 11. Fireplace: The fireplace is a non-vented electrically heated fireplace. Please do not throw any paper or other combustible materials in the fireplace. 12. Water and Sewer: The cabin is on a community water and sewer system. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the sewer system, you could be charged damages to remove the clog. 13. Winter Weather: The roads into the Alpine Mountain Village can be somewhat curvy and steep. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. No refunds will be given for winter storms unless the local authorities have declared a state of emergency associated with the storm. 14. Noise: Guests must show respect to guests in other adjacent properties by not making loud and disruptive noise or using audible profanity at any time during your stay. Guests will shut down any activities that can be heard by adjacent properties between 10 pm and 8 am. If guests in adjacent properties are making disruptive or objectionable noise then call the Pigeon Forge Police Department and request them to come address the public nuisance.
