Comfortably may fit 6 people to max occupancy of 8 people at all times. Whole house access and privacy. Backyard w/pool, BBQ grill. Gunite Salt Pool heated, open for pool season, must sign waiver & adhere to pool rules, pool not attended not a guard duty on premises, before using pool, must meet with owner, sign paperwork for release of liability, agree to follow house/pool rules. Fully stocked kitchen lots of dining space. Luscious backyard. Tall windows, high ceilings, lots of light, private backyard, fireplace. House located centrally in quiet residential neighborhood, 1 block to park, library.

Quiet neighborhoood, yet close to everything. Santa Fe Village has 1000 homes. Neighborhood bounded by Unser on the east, Montano on the north, Vulcan on the south and the Petrogylph National Monument on the west.

Getting around

Close to HWY access, 15 minutes to get anywhere in city. Railrunner on 2nd and montano, bus routes in vicinity, Fenced dog park,lighted open 6 am to 10 pm nearby, bike route nearby, local bus line nearby, west mesa acquatic center, library, park, less than 1/2 mile away.

Pool fee assessed after booking during pool season, $30 a day.

House rules include rental agreement that guests accepts when booking the property: guests can ask to receive administrative fee refund at check out provided no damage to property & rules are followed. Prices are set for 1 months from now, further changes without notice can be posted for reservations that are more than 4 weeks away from reservation date, to confirm pricing Our holiday pricing overrides homeaway automatic rate fluctuating rate procedures. During your stay, you have whole house access and privacy and you will be the only ones staying in the house. You will have backyard access to barbecue in the grill. Please clean up after yourselves and do not leave dirty dishes and stow all items used in the place where they were set prior your arrival. Pool season is March through October, Pool fee during pool season to cover daily maintenance by pool man, is $30 a day on top of the agreed upon booking total, no lifeguard on duty, that is only for daily chemicals, check, pool sweeping. See Pool amenity restrictions in the listing ***Should you decide to stay an extra day, that should be arranged through airbnb as a change request, absolutely no "paying cash" or doing it outside the booking source. No overstays after checkout time, which is 11 am. Check in time is 4 pm. No smoking, no exceptions, should the property have signs/smell of smoke, you agree and will incur fees to remediate the issue and or penalties for smoke damage (smoke is one of the hardest things to get rid of). If you have a pet, please call me prior booking. No smoking at all, please refrain from smoking inside the house and in the front, or backyard or garage. NO SMOKING..Please leave all items (pots, pans. dishes, glasses, other) in the same condition/and location where found. Guests are responsible for misplaced and broken items (inventoried). Linens can be pulled and left in the floor as we wash, steam and vacuum mattresses after each guest, please place pillows and comforters on top of bed or dressers, not in the floor. Please collect trash in canisters and place in Garbage bin located outside to the east (left) of the house. Undisclosed guests will be subject of forfeiture of damage deposit. Any additional guest will be subject to a 15$ per day charge per person/guest. During Balloon Fiesta, or holidays, the charge for an extra guest is $60 per person. Renters who allow extra undisclosed guests into the house without proper approval of owner/manager, prior the stay will be subject to an additional $25 fine per undisclosed guest/pool visitor and may incur in forfeiture of damage deposit. Please leave the house locked with the combination given to you anytime you leave the house, put in the code, wait for the green light to flash, lock the front door deadbolt by moving the lock itself to the right or left if you are locking or unlocking the door. Lock codes are changed per your protection. Make sure you do NOT lock the lower knob, just lock the deadbolt in the front AND backyard french door deadbolt anytime you leave the house too, prior leaving (lock deadbolt of french door leading to the pool from the inside). Turn the garage lights off always when not in there, do NOT leave the garage light on, do not leave lights on when you leave, do NOT leave the stove on or any appliance on including the iron, curling iron, coffeemaker, or anything on when you leave. Make sure you turn off the kitchen gas knobs and all appliances are off, including the coffee maker. Do not leave the iron on and do not place the hot iron other than in the ironing board, upright. Please communicate with host in the event you are unsure how to operate anything and Fireplace is NOT to be turned on. Failure to follow instructions here will result in your liability on any event. The heater dial is in the wall behind the big plant, and the AC settings are to the left of the fireplace. The AC buttons to the left of the fireplace. We can only have either the heater on, or the evaporative cooler, during transitional season, we can provide you with space heaters or coolers, whichever may be the case. Air conditioner controls switches are to be turned on at the same time to avoid burning the pump of the A/C! If unsure how to use, please contact host. Single switch next to dual switches is for high and low. it is an evaporative cooler so you must open a small crack in the windows of the rooms (they have screens) and a small window in the living room to vent otherwise the A/C wont work. Please turn lights off when you leave. Please let host know if you need anything else, cereal, towels, milk, coffee, tea, bread, extra linens or blankets. Communicate with us and let us have the opportunity to accommodate your request before the reservation is over. Do not tamper with the pool house equipment at all, there are chemicals there to maintain the pool and do not allow your kids to climb on top of the pool house that houses the equipment to operate the pool. Do not take the robot out of the pool, if you want it out for a short period of time, please indicate that to the pool man who comes before 10 am to clean the pool and brush it and check it. Pool man will come to maintain the pool each day before 10am through the side gate to the backyard, he will not ring the bell or interfere with your routine. Pool is salt pool and needs daily maintenance. Extra propane is in garage. Please turn off the propane in the grill after use. Do not leave propane valve on. Salt Pool is not heated, open in season, must adhere to pool rules, pool not attended no guard on duty, before using the pool you must meet owner and sign paperwork for release of liability, bring your proof of insurance from the house you own back home or renter's insurance. Please turn heater to 65 when leaving the property upon final checkout, please leave the cooler to low after checking out as well, depending on the season, DO NOT TURN ON FIREPLACE ON. Do not try to fix anything in the house yourselves, please contact owner immediately for any concerns about the pool or how to turn on the pool light at night. Rules subject to change anytime at discretion of owner. Please advise of any malfunctioning as soon as possible, same applies to the hot water, pool overflowing, or any other malfunction of anything in the house. Host can accommodate your needs to change sprinkler times, do not change times yourself. Please advise owner of any damage or anything not in perfect work order. Please wait for walk thru and be ready to accepting property as is at that time or work your needs with the host during initial walk thru. Please communicate all needs at that time, if something you need or want change on after walk thru, please contact host and let host man opportunity to correct the issue when it happens.HOST will accommodate requests upon arrival prior acceptance of the premises condition, host will meet you upon checkout and host is accessible thru phone text at phone and email to respond to guests requests. One-day notice for late arrival required.*Breakfast cancelled due to COVID pandemic. Additional 45$ cleaning fee for stays longer than 4 days up to 7 days. No one can authorize any work on the property except the owner, all guests must show government ID upon checking in and sign a release form, any property left behind will be disposed of, if not removed at checkout per NM regulations. Any costs associated with storage, mailing, or disposing of items including legal fees about left over property and not vacating the property will be Guest's responsibility. Unauthorized overstays rate is 300$/day and subject to eviction. No undisclosed guests, all guests must be disclosed w/ names/register, no exceptions, no parties no blocking neighbors driveway, no more than 2 cars parked
