Family villa located in central Florida - 3 bedrooms, 3 bathrooms with large south facing pool/spa area with a lanae for some shelter and games room. The villa is fully equipped, including wifi, cable and phone, providing everything you could possibly need to make your stay a home from home, and enjoy as we do. Pease note that during this period of the covid19 pandemic, we will only accept bookings where the guests normally live in the same household and ask for no visitors during your stay. Our villa is open and airy, with air conditioning keeping it at comfortable temperatures. The pictures of our villa can only give you a feel of what the villa looks like, but it has every comfort you might need making it both welcoming and homely, whether you are visiting for a short break or a long one. Please note that during this period of coming out of the covid 19 pandemic, we will only accept bookings where the guests normally live in the same household. This is to protect both guests and our management company who maintain the villa to a very high standard of cleanliness and safety. Our guests have access to the whole villa apart from one locked cupboard and to all the facilities, including our pool/spa and double garage which has been converted to a games area. There is parking on the drive. In addition, an area has been developed at the entrance to the development where you can barbeque, play various games and sit in the cool evening air meeting others. The villa is maintained by our excellent Management Company who look after the property, maintain the garden and ensure the pool is clean. They can be contacted by email and telephone Monday to Friday and there is an emergency number for out of hours. They are happy to help with any queries. Ourselves or other members of family visit from the UK, ensuring that the villa is maintained and updated - we want all our guests to enjoy their stay. And you are welcome to contact us ahead of your visit with any queries you might have. The villa is built in a small circle of other similar villas. As the 'circle' has bedded in, it has become a mixture of holiday and home owners which brings a safe and friendly place to be, whilst allowing you to stay private if you want rather than using the new communal area. The 'Circle' is off of the 27 which is a busy road - however, the position of this villa means you do not get any road noise. The 27 gets you very fast to both the I-4 and the 192 which makes this a great location for visiting parks and accessing various entertainment. On the opposite side of the road is Champions Gate which has a golf course designed by Greg Norman. An excellent supermarket, Publix, is across the road from the development - with a huge selection of amazing food. Further north is a vast Walmart (5 miles), selling everything under the sun! Going south to the junction with the I-4, you have access to a shopping area which have Target and many other stores. In addition, there is a great privately owned western shop selling everything from stetsons to your cowboy boots. And restaurants! There is every type of restaurant within a short drive - from American to Italian, fish to chilli! No excuse to go hungry! You will need a car to get around. We have seen the occasional local bus but there are no nearby bus stops. The cost of villa does not include the price of pool heating - this is £20 per day, £120 per week ($30 per day, $180 per week). This can be arranged in advance which means the pool will be warm on your arrival or you can arrange on your arrival and pay locally to our management company. The price of the villa includes cleaning prior to your arrival and on departure. If you wish to have cleaning services during your stay, this can be arranged and the cost paid locally. There is a utility room with washing machine and dryer for those who are staying a period of time or just a few days and need to refresh their clothes. We have converted our double garage into a games room with pool, darts, table hockey and a basket ball game - great for wet days or when you just want to chill at home.
