PLEASE NOTE: We kindly ask that you remove your shoes upon entering the home to keep mud off the floors and carpets. Any excessive mud, footprints, or tracks found inside the home, outside of the entryway, will be considered a violation and will incur an additional fee of $100.00 for extra floor cleaning. Thank you for your cooperation! FOOD Please refrain from consuming food and sugary drinks in the bedrooms. Ants will follow wherever food or drinks have been left. SMOKING Please refrain from smoking indoors or on the property premises. Cigarettes and vaping devices must not be found or left on the property, as doing so will constitute a violation of the No Smoking rules. By entering the property on the day of check-in, you agree to pay a fine of $200.00 before for any violations. Thank you for your cooperation. EARLY ARRIVALS *Tenants are responsible for informing management of early arrivals before 3:00 PM on day of arrival. All requests for early arrival by guests made up to 30 minutes before the scheduled check-in time of 3:00 PM will incur an administrative fee of $150.00, unless waived in writing by management in the Airbnb message stream with guest. LATE ARRIVALS * Tenants are responsible for notifying management about any late arrivals on the day of arrival after 10:00 PM. Prior arrangements must be made and confirmed in writing by Host or management.. If no prior arrangements are made, the responsibility for check-in lies entirely with the guest/tenant. If guests arrive late after the approved Airbnb cutoff time of 10:00 PM without prior arrangement and written confirmation, an administrative assistance late check in fee will apply: $350.00 for check-ins between 10:01 PM and 12:00 AM, and $500.00 for check-ins from 12:01 AM until 11:00 AM’ will be incurred by guest. This fee may be only waived by Homes Management if documented in writing on Airbnb message stream with guest. Further Guests acknowledge that management is not responsible for late arrivals after the agreed available hours up until 10:00 PM. If the Host or Management cannot be contacted after 10:00 PM, guests agree they are solely responsible and that the Host in no way is responsible. The Host or Management will not be held responsible in any capacity for arrivals after 10:00 pm, and furthermore the host or management will not incur any charges, fees, cancellations or rebooking amounts that are incurred by guests late arrivals. And that per the original agreement at the time of booking all rules regarding the reservation with guest shall apply. Pets: All pets must remain on the first floor and are not allowed to enter the second floor or sleep in the rooms or on the beds on the second floor without express permission from the owners. If a tenant is found in violation of this policy, they agree to pay for the duration of their stay and an additional cleaning fee of $100. Checkout: Check-out time is at 11 AM on the day of departure, unless otherwise stated in writing by the homeowner or manager. Guests are not permitted to stay at the property more than 30 minutes past the check-out time. Any guest remaining in the home or on the premises after this 30-minute grace period will incur an additional management fee of $25 for each subsequent 30-minute block. Furthermore All food items must be removed from the refrigerator and disposed of or taken with you at the time of departure. No food items should be left on the premises, including the fridge, refrigerator, or pantry, without the explicit permission of the manager or homeowner. Any leftover food products or disposable items found will incur a restocking or management fee of $25.
