Beautiful open floor plan, huge back deck with a gas BBQ that leads to open field and gorge for snow play and sledding. Huge back deck with a gas BBQ. Perfect cozy cabin. Per the City of Big Bear rules: Booking guest MUST be 25 years or more. House Contract & Good Neighbor Policy require signatures via email to facilitate. New rules: If not signed, we can both get a $500 fine. **The house sleeps 8 in beds. ADDITIONAL SLEEPING two (2) twin-sized portable futon pads** We provide for free: -Bed sheets and bath towels for you - Flat screen TVs - Netflix, Amazon Prime, Disney+, Hulu, cable. - Fast wifi We offer a COMPLIMENTARY OPEN & CLOSE SERVICE. I have someone come and prepare the house for your arrival: Have the heater turned on so the house is warm, lights and hot water turned on, etc. Upon your departure, all you need to do is lock the windows and lock the door! I will have my service come and close the house for you so there is nothing to worry about. The entire home is yours (except for the garage and the primary bedroom closet). THIS INCLUDES CLOSING ALL WINDOWS & TURNING OFF ALL LIGHTS, GENERAL STRAIGHTENING AND DISHWASHER EMPTIED).* ABSOLUTLEY NO LIGHTER FLUID OR CHARCOAL IN BBQ. * NO CIGARETTES TO BE THROWN OUT IN THE SNOW OR DIRT * (very high fire danger). *DOING SO WILL RESULT IN LOSING ALL OF YOUR DAMAGE DEPOSIT* NO EXCEPTIONS * 2. Sign a “Good Neighbor Policy” which is required by the City of Big Bear, returning a signed copy to Jill Ogan and keeping a copy with you in the house. This will be sent separately in your email. 3. Leave cabin clean and in an orderly condition, empty dishwasher (dishes clean & put away). Remove all trash from property. ($25.00 per bag will be charged for trash left on property). Cleaning Service: WILL BE SCHEDULED AFTER YOUR DEPARTURE. 4. Be completely responsible for any and all damages to cabin and/or property, including pet damage to floors, furniture and/or carpet. 5. Hold Jill and Rob Ogan harmless from any and all bodily injury/property damage incurred on rental property. You are to report any damage UPON ARRIVAL. 7. Access to the Cabin: Will provide check-in information prior to your arrival. Return house kay to lockbox. 8. Jill and Rob Ogan are not responsible in any manner whatsoever for the cancellation by the homeowner by reason of the sale of the property or any unforeseen circumstances out of our control (example: acts of nature). Upon Arrival Heater for House: Located near the kitchen table. Never turn it down past 50 degrees. The pipes will freeze if the temperature drops. We find 65 degrees to be comfortable for night. The house stays pretty warm. Water Heater: Located in the garage. This will already be turned on upon your arrival. No garage access for guests. Fireplace: Please use the fire starters in the silver can to start the fire. The fireplace is a vented wood-burning fireplace. Do NOT close fireplace flue. The gas key has been broken off internally within the stone wall of the fireplace from a previous guest. It will not function. *** ABSOLUTLEY NO LIGHTER FLUID OR CHARCOAL IN BBQ OR FIREPLACE. *** NO CIGARETTES TO BE THROWN OUT IN THE SNOW OR DIRT *** (very high fire danger). ***DOING SO WILL RESULT IN LOSING ALL OF YOUR DAMAGE DEPOSIT*** NO EXCEPTIONS *** Firewood: You can purchase firewood at the store or at the lumber yard at the intersection of Big Bear Boulevard and Moonridge (cheaper). Gate: Back gate is locked. Key to back gate is on the counter in the kitchen. (Key on the blue shark key ring). Refrigerator: When you arrive, put icemaker are down in order to make ice. We turn off the ice maker upon departure. Kitchen Table: PLEASE SO NOT PLACE HOT ITEMS OR PANS ON THE KITCHEN TABLE AS IT WILL BURN. DAMAGE TO TABLE WILL BE TAKEN FROM YOUR DAMAGE DEPOSIT. General: Make sure everyone drinks a lot of water. Remember, you are at 7000 feet and you will get dehydrated easily. Linens: Bed linens and bath towels will be provided. Sheets: Primary Bedroom: California King with King Size pillows. Other two Bedrooms: Queens with Standard pillows, Sleeper Couch: Queen Futons: two (2) twins. Kids love sleeping bags for these!) There are lots of pillows and blankets in the closets. Towels: Bath towels. Wash: There is a full laundry room there. If you use the washing machine, please remember to turn off the hot and cold water when done. Items There Kitchen fully stocked: • Plates & Utensils • Blender • Toaster • Coffee Maker • Small Crock Pot • Electric Hand Mixer • Waffle Maker • Soap, Lotions • Foil, Saran wrap, baggies • Coffee Filters • General seasonings • Waffle Maker • Crock Pot • Roasting Pan • Lots of Board Games • Gas Barbeque on back deck •s Cleaning supplies and rags are in the laundry room cupboard, under the kitchen sink as well as under both bathroom cupboards. Upon Departure 1. Refrigerator: Please clean out completely. Please don’t leave ANY FOOD. 2. Ice Maker: Please lift up the ice maker metal arm up so it is OFF. 3. Windows: Please be sure all are closed, locked and blinds closed. 4. Heater: Turn down to 50 degrees. No lower than 50 please. The pipes will freeze. 5. Big Chair: Please cover the big green chair and ottoman near the sliding glass door with a blanket to protect it from the sun. 6. Umbrella & Chairs: Please bring the chairs back in the house and put the umbrella in the laundry room. 7. Barbeque: Is Gas OFF on Barbeque? Please place cover on. 8. Gate: Lock back gate. Leave key to back gate in the tray please. Bring chairs from the table inside. 9. Kitchen: While you paid for cleaning service, we ask that you wash any dishes and run the dishwasher and put dishes away. Please do general straightening around the home. (REMEMBER: THERE IS A CHARGE OF $25 FOR DISHES LEFT IN THE DISHWASHER as stated in your contract). 10. Fireplace: Do NOT close fireplace flue. DO NOT EMPTY HOT COALS. Simply close the glass doors and leave the embers in the fireplace. Our cleaning service will clean fireplace. 11. Trash: We do not have trash service. Once you are ready to leave, take the trash with you as there is a dump site for local residences. As of December 1, 2022 the Clean Bear Sites are now checking for proof of eligibility to dump trash at the Sites. They want you to show proof of eligibility. *For visitors, show your rental contract or other document associated with a City of Big Bear Lake residential property address There are two (2) locations. Clean Bear Site #1 41790 Garstin Drive. Go down Moonridge Blvd., cross Big Bear Blvd. The site is located about one block down on your right. Clean Bear Site #2 39690 Big Bear Blvd. directly across from City Hall (REMEMBER: THERE IS A CHARGE OF $25 PER BAG LEFT ON THE PROPERTY as stated in your contract). Remember to check for any chargers in outlets. RENTAL CONTRACT AND HOUSE RULES I have included my house rules here; Please read through and by submitting payment, you are also agreeing to these rules and confirming you will abide by them. When you book via the AIRBNB WEBSITE, this constitutes as a signed contract and that you agree to ALL TERMS AND STATEMENTS BELOW. You also agree the as the authorized person who booked via the AIRBNB WEBSITE, you are an adult of 25 years or older. NOTICE: THIS RENTAL AGREEMENT IS ONLY VALID FOR THE DATES AND NUMBER OF GUESTS STATED UPON BOOKING VIA AIRBNB. Per Section 537 of the California Penal Code, any additional or unregistered guests found renting/occupying this property will result in an additional charge of $50.00 per person and/or could result in immediate eviction from above property if found overcrowding a rental home. THIS WILL BE STRICTLY ENFORCED. QUIET TIME 10:00PM - 7:00AM. IT IS IMPERATIVE THAT YOU ADHEAR TO THE CITY OF BIG BEAR RENTAL RULES WHICH ARE POSTED ON THE REFRIDGERATOR IN THE HOUSE. PLEASE BE RESPECTFULL TO YOUR NEIGHBORS FAILURE TO DO SO COULD RESULT IN IMMEDIATE EVICTION AND FORFIET OF ALL MONIES RECEIVED FOR THE RENTAL HOME. THIS WILL BE STRICTLY ENFORCED. Any damages to the property and your Damage Deposit will be used. Cleaning and condition of cabin will be determined by Jill or Rob Ogan or Doug Hooper. 6. Hold the homeowners, Jill and/or Rob Ogan, harmless from any and all bodily injury/property damage incurred on rental property. You are to report any damage UPON ARRIVAL. PLEASE CONTACT JILL OR ROB OGAN OR DOUG HOOPER. 7. The cabin key will be ready for you. YOU MUST RETURN HOUSE KEY TO LOCKBOX. FAILURE TO DO SO WILL RESULT IN LOSS OF ENITRE DAMAGE DEPOSIT. NO EXCPETIONS. 8. Homeowners are not responsible in any manner whatsoever for the cancellation by the homeowner by reason of the sale of the property or any unforeseen circumstances out of our control (example: acts of nature).
