Kolea is a small, idyllic, gated beachfront community of condo villa and home owners. What we love most about our villa is our beautiful first floor garden view lanai. We enjoy our relaxed outdoor family BBQs and conversation after a long day of adventure on the island. The reason we love Kolea the most out of all the other developments is that it is only a short walk from our lanai to the beach club and the most direct and closest walk to the sandy beach at Waikoloa Beach Resort. New for guests! We just recently added the Hilton resort pool pass for up to 6 guests to enjoy during their stay at our condo. Normally these passes are around $100 per adult and $60 per child per day. Hilton is next to Kolea and is a short walk or you can park there too. It is a very large property that offers multiple pools, slides and a large lagoon for snorkeling and watersport activities. The property provides towel service, bathrooms, outdoor showers to rinse off and lockers. When you aren't enjoying the poolside, you can walk the scenic property check out the dolphins at Dolphin Quest, enjoy the restaurants and shops. Kōlea is a small, gated, well maintained, high-end luxury styled resort community. The sturdy buildings feature eye catching architectural details amid meticulously maintained garden landscapes. Our villa is a spacious 2 bed / 2 bath home (1,270 square feet) with a serene garden level walkout off the lanai. The master bedroom offers a king bed.  The second bedroom has twin beds. The twin beds can be converted into a king bed upon request and after paying a $40 fee after booking. We ask you give us plenty of notice ahead of time for that. Each bedroom has its own spacious private bathroom with double vanity sinks and a tub/shower.  The master bath has a walk-in shower with large soaker garden bath to relax in after a long day exploring the great outdoors of Hawaii. The living room has a queen size fold out sofa bed.  Let us know if you need to use the sofa bed so that it is prepped by our cleaning team. We do not charge extra for this request. Otherwise, it is not made up during each stay unless specifically requested and we do allow our guests to make it themselves as it has caused problems in the past. Each room comes with a TV and Roku. The living room and master bedroom have basic cable. High speed 5G Wi-Fi and a DVD player is provided. We also provide cards and other game options located in our TV entertainment center in the living room. The kitchen is fully furnished and stocked with all the key dining essentials, utensils, appliances, cooking oil, a few other basic ingredients/spices needed for cooking a gourmet meal and taking a break from the costs of restaurants. We stock up in Kona at the new Safeway on the first day to avoid the higher convenience costs of purchasing items in Waikoloa Beach Resort (WBR). Food Land in Mauna Lani up the road works in a pinch. Everything else tends to be pricey and a tourist trap. The dining room area will comfortably seat 6 people. The lanai has a Viking BBQ with wet bar, lockable mini fridge and cabinet storage. Propane is provided. Enjoy a meal outside while soaking up the beauty and serenity of Kōlea. Our villa is a short walk to Beach Club and beach. Kolea Beach Club is a stunner and my absolute favorite place to hang out on the island. It is an incredibly peaceful and relaxing environment. We spend the majority of our time there as a family. It provides amazing views of 'Anaeho'omalu Bay and the freshwater ancient fishpond that the Hawaiian royals once used. Kolea is on a preservation site with incredibly maintained natural landscaping and lots of wildlife to view and enjoy. The club has a large infinity pool, with lava rock spa. Towel service and coffee service is provided. There is a sand bottom, shallow, keiki pool for kids with a lava rock waterfall. It's off to the side of the infinity pool with lounge chairs for parents to lay back and enjoy while watching their kids. There is a fitness hale, men and women bathrooms and rinse off shower. Plenty of lounge chairs with umbrellas for shade as well as two large, shaded cabanas. There are tables and chairs to sit, eat and drink if you want to bring food to enjoy the atmosphere. The club has a gate with a private path for Kolea guests to A-Bay. Enjoy swimming at the beach and making sandcastles with the kids. There is a rental shack in front of the Marriott if guests want to enjoy beach activities. Beach gear is available in our carport storage for guests to use. We offer beach towels, some sand toys, boogie boards, beach chairs, a cooler bag and umbrellas. Note: The beach club opens at 7am and closes at 9:30pm. Kōlea is a private gated community. You will be given the access code for the entry gate and front door smart lock the day of arrival. The beach club includes a charming, comfortable shaded cabana area to sit and relax, infinity pool, jacuzzi with stunning A- Bay views, plenty of space to lounge, a Keiki sandy bottom shallow water pool with a beautiful lava rock waterfall, a fitness center hale and the most direct, private path to the beach. Showers are available for rinsing off outside the gate on your way back from the beach. We have a gate in Kolea that leads to the Marriott property next door so you can access the boardwalk they have to get to the beach if you don't want to go through the beach club and walk the private path to the beach. Either way gets you to the beach depending on where you want to go. Lava Lava Beach Club Restaurant can be accessed walking from Kolea along the shoreline or you can drive there and park. My favorite walk on the island is taking a right at the end of Kolea's private path from the beach club to A-Bay and walking the perimeter of the bay toward Hilton. I love to go any time of the day, but it is incredibly beautiful around sunset. We handle all matters remotely. We have a local host available to provide onsite support for issues we can't handle remotely. Kolea Resort has the best access to historic Anaeho'omalu Bay in Waikoloa Beach Resort. It is one of the many key features that makes it such a desirable place to stay and sets it apart from other Waikoloa accommodations. Kings' Shops and Queens' Marketplace are both walking distance away. Mauna Lani shops and restaurants are a short drive. Top ranked beach, Hapuna Beach State Park, is right up the road, less than 10 miles away. Waikoloa is central to all key Big Island adventures. Adventures outside Waikoloa Beach Resort will require your own vehicle transportation. Hāpuna Beach State Park: 8.6 miles Kona International Airport: 18.7 miles Waimea: 20.2 miles Kailua/Kona: 25.4 miles Pololū Valley Lookout: 37.3 miles Mauna Kea: 55 miles Hilo: 69 miles Papakōlea Green Sand Beach: 88 miles Hawai'i Volcanoes National Park: 94.9 miles There is a $300 cleaning fee. It takes a lot of effort for our crew to clean quickly and thoroughly between bookings and we want to pay them well for their hard work. Laundry and cleaning tasks can add up in a 1200 square foot, 6-person unit with a large BBQ. Much more work than the typical King bed hotel room without amenities like a large gourmet kitchen. We pay our cleaners well to ensure a much better experience for our guests overall. We do warn our guests that if the unit is left messier than what is standard, and our check-out instructions aren't followed then our cleaners will charge us for the extra time it takes to clean as it interferes with their other turnovers schedules. That burden of cost is the guest's responsibility to pay. Hawaii has the highest electricity costs in the nation. Costs can be as high as $600 a month if we let guests have free access. In order to keep the nightly rate reasonable for guests, we set Nest thermostat from a range of 72-82 degrees. When we are at the condo for personal use, we typically keep it set at 76 and run the fans to circulate air at night when we sleep. Sometimes the electricity company will send us alerts if they have to conduct rolling outages due to generation issues during high demand seasons. I keep guests in the loop on that. So far, our condo hasn't been directly impacted by loss of electricity since owning in 2020. There is a 10.25% General Excise Tax and 4.712% Transient Accommodation Tax that the State and County of Hawaii requires hosts to collect on gross rental income.
